RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors. He has won back to back Closers Olympics earning him the reputation as the King Closer! Finally, RJ and Cassi DeHaas, his partner, have started their education platform called Titanium University.

Speaker 1What do you do in real estate?
Speaker 2Right now I flip vacant land. I love flipping land, it's easy.
Speaker 1It's easier than houses, and I do coaching and you flip land yeah a boring job yeah, pretty bad what do you do with the land? To flip it? Nothing. You just buy it for cheap and then sell it for more yeah, we um.
Speaker 2It's a numbers game. You know we make, we know our numbers. We make 30 offers, we get one.
Speaker 1It's not that kind of a show, Joe. No one really cares. Why do you look like you started to mow your hair and stopped halfway back?
Speaker 2Well, I usually wear a hat like you do, you should. And I know, I, I, I, I just thought I'm going to try it, not today, Not to wear.
Speaker 1That was a bad idea.
Speaker 2I need to shave it. How much of your hair do you have? Not much. Do I have more than you?
Speaker 1You don't no.
Speaker 2Okay. But I, I just don't, I don't have, I'm afraid to shave it.
Speaker 1I hear you're from St Louis. Yes, why did you stay there?
Speaker 2My wife has family in St Louis.
Speaker 1Yeah.
Speaker 2Yeah, yeah, and it's a good place to live.
Speaker 1Don't you make enough money to move them out of that shithole of a town?
Speaker 2It's not that bad.
Speaker 1Where do you live? Are you a Cardinals fan? Yes, I hate the Cardinals. I'm a Rangers fan.

Speaker 1Bet it was. Are you a St Louis Blues fan.
Speaker 2Yeah, kind of I'm more of a.

Speaker 2I'm not that smart.
Speaker 1Since we're on sports and St Louis, let's talk about the NFL.
Speaker 2No, let's not.
Speaker 1How's that working out for you? It's not.
Speaker 2You know, the Rams were good in 2000.
Speaker 1They were good when they won the Super Bowl. They were really good they won the Super Bowl. They were really good when they left St Louis, like you should have with your family.
Speaker 2Well, yeah Geez, I don't know how to answer that the Rams. You know, people had a love-hate relationship with the Rams and there's a lot to like about St Louis.
Speaker 1The arch. Yeah, do you go a lot to like about?
Speaker 2St Louis. It is a good sport, yeah.
Speaker 1Do you go to the Arch often?
Speaker 2No, no, you know, once in a while.
Speaker 1All right, what else can you do there? Drink Cardinals, drink Bush.
Speaker 2Yeah, bush, bush Budweiser's a good beer. There it's kind of.
Speaker 1And then, uh, are you a fan of Bud Light?
Speaker 2No, why Piss water? It's piss water. It's pretty nasty.

Speaker 1Brad, huh, who, what? Anyways, what's your biggest accomplishment in your life so far, joe? Was it 10 acres, 11 acres, 12 acres? The biggest?
Speaker 2accomplishment yeah, adopting four kids.
Speaker 1Wow, that's a pretty good one.
Speaker 2Yeah.
Speaker 1How much land did you have to flip to be able to adopt four kids?
Speaker 2Well, I've only been doing land for about four years now.
Speaker 1Do you know how many acres you flipped?
Speaker 2Oh yeah, I usually do smaller lots quarter acre, two acres.
Speaker 1So you haven't done a whole lot.
Speaker 2I've not counted it all up, maybe 100 acres.
Speaker 1Why do people always answer what their best accomplishment is their kids?
Speaker 2Do you have kids? I do, how many Two?
Speaker 1They're my best accomplishment. The best thing that I've done is procreate. That's easy the hard.
Speaker 2It's hard to adopt kids. You know how much it costs yeah, I, I know.
Speaker 1That's why I asked you how much land did you flip?
Speaker 2uh, a hundred acres, a hundred.
Speaker 1Yeah, that's it yeah, a lot of quarter acre lots you know, do you do lease options used to?
Speaker 2I used, I used to be big on lease options. That's how I got. I quit my job in 2009.
Speaker 1Did you buy your wife on lease option? No, that's what John Jackson did. Did you know that?
Speaker 2He also got divorced yeah.
Speaker 1Oh wow, that was awkward. Well, I asked him about that today. Someone should like put a memo out that he's divorced. No wonder he didn't talk about that.
Speaker 2He didn't laugh about it. Well, it is kind of, it's not funny, you know.
Speaker 1Are you saying his divorce is funny?
Speaker 2No, john's, funny John's funny.
Speaker 1He's a funny guy and his divorce is His divorce wasn't. You're not divorced.
Speaker 2No, I've been married 26 years, wow. Yeah, you're not divorced. No, I've been married 26 years.
Speaker 1Wow, yeah, dude, did she pick your?
Speaker 2hair style no, no, no.
Speaker 1She normally encourages me to wear that. Did she marry?
Speaker 2you when you had hair? About the same. Yeah, I have not. In the last 26 years, I've not lost more hair. Wow, it's about the same. Hey, she really loves you In spite of my hair.

Speaker 2She encourages me to wear a hat, so I don't know what does that?
Speaker 1say yeah. Well, she says I look good in a hat. Less face for her to look at. That's right, so you have a podcast.
Speaker 2Yeah, what did you call it? Real Estate Investing Mastery?
Speaker 1How'd you come up with that name?
Speaker 2You know, when I came out with that podcast, there was only two or three real estate podcasts out there and so it was kind of 1978, 2011. Yeah, so it was already kind of it was niched. There wasn't a lot of people doing it. There was me, Sean Terry, Jason Hartman and a few other yahoos, and so at the time it was a good name. If I were to start a new podcast today, I would never call it that it's too, broad.
Speaker 1You don't like the name.
Speaker 2I do. It's a good name, don't like your own podcast name.
Speaker 1I understand. Did you learn creative finance from Pace Morby? No, I taught Pace Morby creative finance. This is impossible.
Speaker 2He's the godfather of creative finance. Oh man, no, no, I um, I didn't teach him. He has told me he I was one of the guys who helped him he created sub two.
Speaker 1He did. No one had bought a house sub two until pace and jerry norton invented wholesaling too.
Speaker 2Did you know who? Who is jerry?
Speaker 1norton, I've never heard of him, yeah he has this little YouTube channel, he's got a few subscribers.
Speaker 1I was on that. One time I was at an event in San Antonio and he was a creepo in a room in a hotel. He made me go in there. I watched it. I took his YouTube channel to the next level. It was great. Are you next? You can come in? This is over. Yeah, this is next level boring. We're waiting on you. So, jerry Norton, created wholesaling in your mind. You were trained by Pace Morby. No, I trained. Pace Morby, did you learn wholesaling from Jameel Damji?
