Better known as Joe McCall. Yeah, joe McCall. Yeah, joe has been around for well longer than almost all of us here at Family Mastermind. Hi, joe, how are you?

Speaker 2:

RJ Doing good man.

Speaker 1:

What do you do in real estate?

Speaker 2:

Right now I flip vacant land. I love flipping land, it's easy.

Speaker 1:

It's easier than houses, and I do coaching and you flip land yeah a boring job yeah, pretty bad what do you do with the land? To flip it? Nothing. You just buy it for cheap and then sell it for more yeah, we um.

Speaker 2:

It's a numbers game. You know we make, we know our numbers. We make 30 offers, we get one.

Speaker 1:

It's not that kind of a show, Joe. No one really cares. Why do you look like you started to mow your hair and stopped halfway back?

Speaker 2:

Well, I usually wear a hat like you do, you should. And I know, I, I, I, I just thought I'm going to try it, not today, Not to wear.

Speaker 1:

That was a bad idea.

Speaker 2:

I need to shave it. How much of your hair do you have? Not much. Do I have more than you?

Speaker 1:

You don't no.

Speaker 2:

Okay. But I, I just don't, I don't have, I'm afraid to shave it.

Speaker 1:

I hear you're from St Louis. Yes, why did you stay there?

Speaker 2:

My wife has family in St Louis.

Speaker 1:

Yeah.

Speaker 2:

Yeah, yeah, and it's a good place to live.

Speaker 1:

Don't you make enough money to move them out of that shithole of a town?

Speaker 2:

It's not that bad.

Speaker 1:

Where do you live? Are you a Cardinals fan? Yes, I hate the Cardinals. I'm a Rangers fan.

Speaker 2:

Do you remember 2011? What?

Speaker 1:

happened in 2011?. Do you have a Nelson Cruz jersey? No, for him, missing that fly ball.

Speaker 2:

That was a great day.

Speaker 1:

Bet it was. Are you a St Louis Blues fan.

Speaker 2:

Yeah, kind of I'm more of a.

Speaker 1:

Your brain doesn't process hockey.

Speaker 2:

It's just different. Man Too fast-paced, it's too loud.

Speaker 1:

Requires a lot of intelligence. Yeah.

Speaker 2:

I'm not that smart.

Speaker 1:

Since we're on sports and St Louis, let's talk about the NFL.

Speaker 2:

No, let's not.

Speaker 1:

How's that working out for you? It's not.

Speaker 2:

You know, the Rams were good in 2000.

Speaker 1:

They were good when they won the Super Bowl. They were really good they won the Super Bowl. They were really good when they left St Louis, like you should have with your family.

Speaker 2:

Well, yeah Geez, I don't know how to answer that the Rams. You know, people had a love-hate relationship with the Rams and there's a lot to like about St Louis.

Speaker 1:

The arch. Yeah, do you go a lot to like about?

Speaker 2:

St Louis. It is a good sport, yeah.

Speaker 1:

Do you go to the Arch often?

Speaker 2:

No, no, you know, once in a while.

Speaker 1:

All right, what else can you do there? Drink Cardinals, drink Bush.

Speaker 2:

Yeah, bush, bush Budweiser's a good beer. There it's kind of.

Speaker 1:

And then, uh, are you a fan of Bud Light?

Speaker 2:

No, why Piss water? It's piss water. It's pretty nasty.

Speaker 1:

Has nothing to do with trans.

Speaker 2:

No no.

Speaker 1:

That's not why you don't like Bud Light. I'm not going there. I'm not saying you're not going there.

Speaker 2:

No no.

Speaker 1:

It's okay, you can do that. We like to get people canceled on.

Speaker 2:

I I got canceled for being a racist. Did you know that? No, I'm not actually racist.

Speaker 2:

Well, what'd you get canceled from?

Speaker 1:

Well, that was just fuck, Disney, disney.

Speaker 2:

Zombie house flipping.

Speaker 1:

You can talk to Brad about it you want to talk to Brad about it.

Speaker 2:

Brad, huh, who, what? Anyways, what's your biggest accomplishment in your life so far, joe? Was it 10 acres, 11 acres, 12 acres? The biggest?

Speaker 2:

accomplishment yeah, adopting four kids.

Speaker 1:

Wow, that's a pretty good one.

Speaker 2:

Yeah.

Speaker 1:

How much land did you have to flip to be able to adopt four kids?

Speaker 2:

Well, I've only been doing land for about four years now.

Speaker 1:

Do you know how many acres you flipped?

Speaker 2:

Oh yeah, I usually do smaller lots quarter acre, two acres.

Speaker 1:

So you haven't done a whole lot.

Speaker 2:

I've not counted it all up, maybe 100 acres.

Speaker 1:

Why do people always answer what their best accomplishment is their kids?

Speaker 2:

Do you have kids? I do, how many Two?

Speaker 1:

They're my best accomplishment. The best thing that I've done is procreate. That's easy the hard.

Speaker 2:

It's hard to adopt kids. You know how much it costs yeah, I, I know.

Speaker 1:

That's why I asked you how much land did you flip?

Speaker 2:

uh, a hundred acres, a hundred.

Speaker 1:

Yeah, that's it yeah, a lot of quarter acre lots you know, do you do lease options used to?

Speaker 2:

I used, I used to be big on lease options. That's how I got. I quit my job in 2009.

Speaker 1:

Did you buy your wife on lease option? No, that's what John Jackson did. Did you know that?

Speaker 2:

He also got divorced yeah.

Speaker 1:

Oh wow, that was awkward. Well, I asked him about that today. Someone should like put a memo out that he's divorced. No wonder he didn't talk about that.

Speaker 2:

He didn't laugh about it. Well, it is kind of, it's not funny, you know.

Speaker 1:

Are you saying his divorce is funny?

Speaker 2:

No, john's, funny John's funny.

Speaker 1:

He's a funny guy and his divorce is His divorce wasn't. You're not divorced.

Speaker 2:

No, I've been married 26 years, wow. Yeah, you're not divorced. No, I've been married 26 years.

Speaker 1:

Wow, yeah, dude, did she pick your?

Speaker 2:

hair style no, no, no.

Speaker 1:

She normally encourages me to wear that. Did she marry?

Speaker 2:

you when you had hair? About the same. Yeah, I have not. In the last 26 years, I've not lost more hair. Wow, it's about the same. Hey, she really loves you In spite of my hair.

Speaker 1:

Yeah, yeah, and your personality.

Speaker 2:

She encourages me to wear a hat, so I don't know what does that?

Speaker 1:

say yeah. Well, she says I look good in a hat. Less face for her to look at. That's right, so you have a podcast.

Speaker 2:

Yeah, what did you call it? Real Estate Investing Mastery?

Speaker 1:

How'd you come up with that name?

Speaker 2:

You know, when I came out with that podcast, there was only two or three real estate podcasts out there and so it was kind of 1978, 2011. Yeah, so it was already kind of it was niched. There wasn't a lot of people doing it. There was me, Sean Terry, Jason Hartman and a few other yahoos, and so at the time it was a good name. If I were to start a new podcast today, I would never call it that it's too, broad.

Speaker 1:

You don't like the name.

Speaker 2:

I do. It's a good name, don't like your own podcast name.

Speaker 1:

I understand. Did you learn creative finance from Pace Morby? No, I taught Pace Morby creative finance. This is impossible.

Speaker 2:

He's the godfather of creative finance. Oh man, no, no, I um, I didn't teach him. He has told me he I was one of the guys who helped him he created sub two.

Speaker 1:

He did. No one had bought a house sub two until pace and jerry norton invented wholesaling too.

Speaker 2:

Did you know who? Who is jerry?

Speaker 1:

norton, I've never heard of him, yeah he has this little YouTube channel, he's got a few subscribers.

Speaker 1:

I was on that. One time I was at an event in San Antonio and he was a creepo in a room in a hotel. He made me go in there. I watched it. I took his YouTube channel to the next level. It was great. Are you next? You can come in? This is over. Yeah, this is next level boring. We're waiting on you. So, jerry Norton, created wholesaling in your mind. You were trained by Pace Morby. No, I trained. Pace Morby, did you learn wholesaling from Jameel Damji?

Speaker 2:

No, no, I trained Jameel how to be funny.

Speaker 1:

Did you? Yeah, holy shit. That's probably why he failed as a comedian.

Speaker 2:

That's why he's not very funny. Yeah, all right, we need some help with that.

Speaker 1:

So your greatest achievement? You already answered that that's pretty much everything. All right, guys, this is our episode with Joe McCall. His greatest achievement in life is he adopted four kids and he has flipped he doesn't know how many acres, but it's less than 100, and he has a podcast that he does not like the name of and, just like everyone else, he learned how to do real estate from Pace Morby.
