RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors and finally, RJ has won back to back Closers Olympics earning him the reputation as the King Closer!

Speaker 1:Empora Title, empora Title, and how many states does Empora Title close deals in? Six? Six, that's impressive. Yeah, I love talking about title companies, yes, so what makes your title company different than all other 600 million different title companies to choose from? Megan? Well, we're the only one to ever be on your podcast. That's not true. I've had other ones. They were not as boring as you, not as boring as you. So what makes your title company better than the? Or just why should we use an important title? Why do I use an important title? Why do you use an important title? Because I met one of your representatives one time at a speech that I did and I thought she wouldn't leave me alone until I sent her some deals and she probably wouldn't's true, because she's great.
Speaker 1:But so six states, what six states? Ohio, kentucky, indiana, florida, pennsylvania and Missouri. Ohio, ohio, kentucky, yes, okay, pennsylvania, but you like the shitbox states. This is good. Yeah, you don't like money. I see, okay, ohio, kentucky, pennsylvania, what else? Florida, florida, oh, that's a good one, yep, that's a good one. You probably closed a lot of mobile home deals. Next one Missouri, missouri, oh, another shitbox state. Yeah, love those Missouri shitboxes.
Speaker 1:Next, yep, indiana, oh, yeah, yeah, so what was your name? Again, megan, megan, yep, what do you think about the wholesale regulations coming down? Then, like you know, indiana they just came out with something, didn't they? I think they did, yeah, I think they did. Um, what do you think are we, are we all fucked? No, no, because I think that, because you still made money, no matter what. No, that's I mean. That's not the case either. You hate wholesalers? No, no, you love wholesalers. My whole business thrives with them. You seem flustered. I'm sorry that you hate wholesalers and your whole business relies on us. These wholesale regulations getting to you too. No, what do you think about NAR settling for $418 million? It's overdue. It's overdue. Wow, I kind of like you now. It's the first time in this whole interview I liked you Makes sense.
Speaker 1:You don't like realtors either. We just don't do business with them. So you don't like realtors. You don't like investors. Oh, we love investors. Oh, now you love them. No, I've loved them since the beginning.
Speaker 1:Okay, why did you come up with it? What does Empora mean? So actually it's a made-up word. Made-up word. I made up a word in high school. Yeah, what was it? Egbediff. What does that mean? Every good boy does fine right in my music class. Are you going to start a title company and name it Egbediff? I could do that. You should try. It's hard. Do you want to run it for me? No, I just want to do all the deals Good, because you hate realtors and investors, so probably wouldn't be very successful.

I am, because I have to do dumbass interviews like this instead of closing deals. All right, so what's your next state that you plan on opening up in? Probably Texas. That's a good one. That's where we've done 28.89 percent of our deals.
