RJ Bates III, affectionately referred to as the Viking Wizard by his students, started his real estate investing career in 2014 after attending a real estate education program that put him $65,000 in debt. RJ contracted his first deal he found on the MLS and wholesaled it for a $7,500 assignment fee. That was the end of his former life and the beginning of his venture into becoming a real estate investor. Since that moment, RJ has become an influential figurehead in the real estate investing industry. He has successfully purchased and sold over 2,000 properties all across the USA including wholesale deals, rehabs, rentals, owner finances and short term rentals. One of his passions is being the host of The Titanium Vault Podcast where he interviews the top real estate investors and finally, RJ has won back to back Closers Olympics earning him the reputation as the King Closer!

All right guys, welcome to Real Estate Hot Takes. Today I'm sitting down with Mitzi Diane. Mitzi, are you ready?
Speaker 2:Yes, she's excited.
Speaker 1:Mitzi says she doesn't do spice balls, so this should be entertaining, All right. So here's the rules. I'm going to ask you five questions. You've got five wings, okay. So when I ask you a question, you take one bite, then you answer. So bite then answer Okay, you ready. All right, we're going to throw you a softball to get started, okay.
Speaker 2:Okay.
Speaker 1:All right, what is it that you do in real estate investing? Okay, so it's easy, right? What is that? Come on. It's a bite I got to take a bigger bite. I got to take a bigger bite. Entertain the people. All right, that was good, that was good, yeah, okay.
Speaker 2:Not too bad, not too bad. Well, here it is, it's coming out, yeah. So what do I do in real estate? Yeah, I am a wholesaler. I guess I should finish the bio. No, you're good, just let it rip.
Speaker 2:So I'm a wholesaler and I also single-family residential and I have done multifamily but we took a break for a little bit on that and I flip mobile homes on land and I'm going to teach other people how to do that as well. So I coach on the wholesaling side and the mobile home flipping side and I like to add in that mindset in there too.
Speaker 1:There you go. You handled that really well. Yeah, it's really hot. Yeah, you seem to be. Hey, it's that mindset stuff. Maybe we should talk more about the mindset. All right, you ready? Question number two Okay, oh, get ready, all right. So you said you teach about flipping mobile homes on land.
Speaker 2:Mm-hmm.
Speaker 1:All right. How did you get started into that when you were a wholesaler?
Speaker 2:Mm-hmm. Well, I actually started out flipping before I started wholesaling.
Speaker 2:Okay, most people don't know that about me. All right, and I was a landlord before wholesaling. But when I wholesaled, I've been flipping too, but single family residences. And then when the rates went up, it's getting a little hotter, my nose might start running. Yeah, it's getting a little hotter, my nose might start running. Yeah, it gets hotter. I'm like, oh no. But when the interest rates went up, housing prices went up. I just was like, okay, we need affordable housing. And so I started looking at mobile homes and land. I was like man, there's like a blue ocean here, and so I started doing mobile homes and land land. I was like man, there's like a blue ocean here, and so I started doing mobile homes and land. And it has actually been pretty nice. I make way more on mobile homes and land than I do regular single-family flips. Nice, all right, you're flying through.
Speaker 1:You're doing good, You're good. Some have said the third and fourth are the worst ones. Okay, All right. Question number three. So to the newer investors that are wanting to get started what's the best way that you're currently finding your deals lead generation-wise?
Speaker 2:The best one.
Speaker 1:You've got to eat. Yeah, you were like oh, that's super easy, rj, that's probably the worst one. Yep, yep, yep. Okay, that's super easy, rj, that's probably the worst one.
Speaker 2:Yep.
Speaker 1:Yep.
Speaker 2:Yep, okay, something with my nose. Is it just start running? I'm like oh.
Speaker 1:Listen, you don't have the veins popping out yet has anyone had that? Oh yeah, oh, You're doing really good. You're not sweating. No veins, nothing, no tears. Don't touch your eyes, all right.
Speaker 2:How do you find leads? No-transcript Right now. But I also pull from the county directly and I stack those and then we go after those too.
Speaker 1:On BBC. Are you running those ads yourselves or are you hiring it out through an agency?
Speaker 2:Hiring it out through an agency?
Speaker 1:Yeah All right, you ready. Number four Okay, tell me about your biggest win in real estate, or just as an entrepreneur in general. I love helping people, yeah, so that's always a win for me, but my biggest win on real estate or just as an entrepreneur. I mean it can be like a student story yourself, deal, whatever.
Speaker 2:I just went through that FTC training I'm like, should I name numbers?
Speaker 1:I don't think this is marketing.
Speaker 2:Okay, just talking about something you did, you know so, um, this is one that a lot of people have talked about, but but that I did a $400,000 deal on. Um, oh, that's getting hot. Um, a $400,000 deal on, like a 26 unit apartment wholesale that I did.
Speaker 1:Yeah, that one was uh well broadcasting probably one of the most famous uh assignments in the state of Texas, because your buyer let everyone know.
Speaker 2:I know I didn't want anyone to know either. Right, I was like I don't want anyone to know about this deal.
Speaker 1:Were you a little bit irritated about it.
Speaker 2:When I saw it posted I was like oh no. And I was like well, it is what it is now.
Speaker 1:Right.
Speaker 2:So I went with it. But yeah, I was hoping nobody would know.
Speaker 1:I personally would be a little bit irritated if my buyer went out and let everybody know, because sometimes you just don't want people to know that you just made $400,000.
Speaker 2:Yeah, I didn't want anyone to know I don't like people to know how much I make.
Speaker 1:Right, exactly. So it's like yeah. I'll be honest with you. I never like podcasts and stuff. I never ask people why. So how much money do you make?
Speaker 2:Because, I always think that shit's invasive, all right.
Speaker 1:Last question, last question Okay, we got off topic here. You flew through these, all right. If you could tell your followers one day and change their lives, what would it be? Man, you handled these so well.
Speaker 2:Way better than I thought, yeah.
Speaker 1:You said you weren't going to be good.
Speaker 2:I thought I was going to cry.
Speaker 1:No Way better than I thought. Yeah, you said you weren't going to be good.
Speaker 2:I thought I was going to cry. You're handling great. Stop thinking about it and just do it. Thinking will get you nowhere. Really, people think it will, but thinking is just like recycled thoughts and it's gotten you where you're going to get. So stop thinking. Just do something today, for something that you really want, no matter how simple it is. Just one step is good enough.
