Good morning, good afternoon or good evening wherever you are in the world today. Welcome to the Master of Reconstruction podcast. So let's get into it, and we're going to Brazil first up. And Victor Ortiz has done the design plans for the new GS headquarters. The design utilizes a hybrid approach combining both CLT and other materials, including concrete, to optimize and provide a cost efficiency to the project. The approach further minimizes the project's carbon footprint and embodies a commitment to environmental responsibility. With a total of 42,000 square meters of area, the GS headquarters is set to be a landmark development in Brazil. Ariana is the digital construction engineer at Timberlab and the whole focus of Timberlab at the moment is really centered on mass timber construction. We actually hope to have the Timberlab team coming up very soon because there's an announcement that has been made about the expansion, so we look forward to bringing you the news around that. It's staying in the west coast and specifically in seattle, and the low income housing institute has been selected to develop affordable housing in a sound transit property at 1000 Northeast 45th Street in the University District. They're thrilled to provide the affordable housing solution which is going to feature mass timber construction. The proposed development will consist of a 12-story building featuring 160 apartments for renters earning between 30 and 80% of the area median income, with an average of 60% or below for AIM average median income. Roughly one-third of the apartments will be two and three bedroom units. Over to London now and Warth Thistleton Architects.

Revised plans for a timber-framed office building in Maidenhead have been given the green light. The local council voted to approve the six-story building, which will provide more than 6,000 square meters of office space earlier in the week. Known as Treehouse, spelt T-R-E-H-U-S all one word, the Norwegian word for house of wood. The project aims to cut embodied carbon levels by 40% in comparison to concrete frame. If you'd like to see some more details and read more about the article, please head to our mass timber construction journal linkedin feed and danish architecture firm big has, alongside the university of kansas, unveiled its design for the mass timber makers cube k-u-b-e in kansas in the united states. The structure will serve as an education building for the university of Kansas. For the School of Architecture and Design in Lawrence in Kansas, biggs Design was chosen partly because of its open cell and for the needs and wishes of the students and the faculty to have an exposure to a lovely looking building. The 50,000 square foot educational building will have a die grid structure made completely from wood, achieved through the use of notched glulam timber and dowels used from traditional Japanese joinery techniques to eliminate the need for steel fasteners or plates. And speaking of Timber Lab, timber Lab Swinerton have started the construction of Oxbow, a 97.8 million mixed-use multifamily development with heavy mass timber elements in Charlotte, north Carolina. The build was announced on April the 11th. Once complete, the Oxbow will contain six floors of nearly 14,300 square feet of commercial space for pre-release and for residents. It holds 389 rental units which will range from studio apartments, four-bedroom units including amenities, gyms, rooftop patio, bike storage and more. The structure will feature heavy mass timber. Use Plans call for a two-story concrete podium which will then house below-grade car park, topping out with five stories of hybrid structure of stick frame, clt and using Swinerton's mass timber subsidiary, timberlab.
