Hi everyone, I'm Jack and I'm Jill and we're back with the Inside Scoop Franchise Market Watch podcast. Do you like how that name has gotten so much longer, Jill?

I don't know how you get it all out, because I would have tongue-twistered it.

Speaker 1:

Listen, it's years and years and years and years of using lots and lots of words. Hey folks, we've got a really exciting addition to the podcast.

So exciting. So people ask about franchise resales all the time. What do you guys you know? Are you working with resales? And what a resale is, by the way, an existing franchise it's already been built up, already has employees and, for whatever reason, the owner wants to sell. So we actually have a whole page on our website dedicated to resales. So go to franchiseinsiderscom and check out the resales page. Now what we do because a lot of times these businesses want to have anonymity is we don't list the name and we don't give you the total particulars. So look up by location, by sale price and by industry and if you have questions, all you have to do is just text us at 305-710-0050. The site also has some fanciness for you to be able to fill out a form and all that.

Speaker 1:

But let's dive in Jill and talk about one of those resales. This one is called 100% Chiropractic. This is a location in Denver. They're asking $650,000 for the business. The business apparently, is netting $15,000 to $200,000 per month. So that makes sense to me because it's netting, let's say, $200,000 a year. They want $650,000. They're asking three times net. It's a fair price and for those of you when you look at these business resales. That's usually a good way to look at it, whatever, they're asking, it's usually three times the net profit.

Speaker 1:

Now if you see a business that's for sale, for example for like 10K, what does that tell you?

Speaker 2:

You might want to.

Speaker 1:

You know Probably not big red flag, that's right, probably no profit, um, but this is a location. Again, it's in Denver. Um, it's uh. This is a brand that for six years running, uh, has been an entrepreneur. Magazines top 500 franchises. They've got a strong item 19, four sources of revenue and as someone that occasionally needs a chiropractor myself, I can tell you it's a great service, great brand. So a hundred% chiropractic. If you are in Denver, there is a killer, killer resale there for you that is already making a lot of money. Let's dive into the franchises that we and over 700 franchise consultants that we are affiliated with help people buy. Over the last week, jill first on the list. This is one we've been talking about since we have been in the franchise biz property management. Tell the fine folks out there why someone would buy a property management.

Speaker 2:

First of all, let's say it's a great name. It is what it is Property management. Anyway, they do leading edge technology, training systems, support for all their franchisees, they manage more than 50 billion assets globally and they're known as the leading property management franchise. So that's good. Obviously, they're well-known, they're established, um, but they focus on property management of residential, commercial, uh association, and then they do vacation rentals as well, um, and they do have full brokerage services also. So, um, they've been awarded a lot of great awards entrepreneur, inc 5000. So you know, definitely a strong brand, strong company.

Speaker 1:

So yeah, and one of the more successful franchise brokers we know out there owns a couple property management locations. I mean, that's a real easy sort of cheat code in franchising is do franchise brokers like Jack and Jill own it? If that's the case, probably means it's a real easy sort of cheat code in franchising is do franchise brokers like Jack and Jill own it? If that's the case, probably means it's a good franchise. Franchise fee is $59,900. The royalties are greater of 7% or $350 or $700 or $1,000, based upon total square feet that you're managing. So that's something. If you want to know the specifics, you'll want to talk to the franchise. Uh, the franchise, or, um, we can save you $2,000 on this franchise. They want you to have about $200,000, including franchise fee, to invest in this.

Speaker 1:

You know I heard something yesterday. I was at the responsible franchising summit in Palm Beach. You know I got to do some name name dropping here. Um, yeah, I just happened to be on the panel not saying anything, um, but someone said something really cool. They said no one has ever gone out of business having too much capital, and so, um, I think when we talk about this with you guys total investment ranges we've always talked about the highs to the lows, um, or the lows to the highs. The high in this case for property management is $200,000. So if it's me and I'm buying a property management, after I plunk down my $60,000 and I get my $2,000 back from the Franchise Insiders, I want to make sure I've got another $140,000 in my business bank account to do the business right. Next up on the list is rolling suds. Rolling suds is power washing. They are the power washing professionals and Jill every single week. Rolling suds and that one painter who's also on the list, um, are selling franchises and it's been that way for a year. Franchises, and it's been that way for a year, and the summit that I mentioned yesterday, which was at Florida Palm Beach Atlantic University, where students actually take courses on franchise. You can graduate in a degree in franchise ownership.

Speaker 1:

So the topic of conversation was responsible franchising, which has been really. Aaron Harper, who's the CEO of Rolling Suds, has kind of led the way on this topic and essentially what he's saying is look, we as franchisors and as franchise brokers and everyone in the franchise community owe it to all of you who are exploring franchise ownership to be just as transparent as possible and let you know that sometimes it ain't always easy, but that doesn't mean that you still can't make a great living and have the freedom and make great money. I mean, jill and I are living proof of that. Franchise ownership has given us the life we wanted when we quit our jobs and sold our house. We've been able to do those things we sought out to do. So franchise ownership is not scary. Just go in and be prepared.

Speaker 1:

And especially when you look at rolling sides, where the item 19 shows a location doing $2.2 million on average and netting 818,000. I mean, power washing is a great business. I mean, we, we own a power washing company ourselves and we did a $1,300 job and maybe three hours the other day, and so for us that was, you know we, we easily made. You know our margin on that was like 60, 70%. So it's a good business to be in um rolling suds. You know, for them, jill, they're a niche business. They're claiming they're. They have no national competition because they have a really strong focus on commercial jobs. They are an executive model. They don't want the owner who wants to power wash, which is smart it's smart.

Speaker 2:

They want the owner to to run the business. They want them to focus on the business and build the business.

Speaker 1:

So that makes sense yeah, and so they're saying one truck is averaging 373 000 per year. That's very standard in power washing, as, again, um owners in that business it's. It's real simple. You want your truck to do a thousand bucks a day. If you're running an effective power washing business, your truck's doing a thousand dollars per day. Rolling Suds fairly low investment for what it is $55,000 franchise fee, 8% royalty. They want you to have 291,000, which again you get a $2,000 rebate from Franchise Insiders After you pay the franchise fee. You get a $2,000 rebate from Franchise Insiders After you pay the franchise fee. You're going to want to have another. I mean I'd want to have another $240,000 in the business bank account. The reason for that is is that Rolling Suds uses a more heavy duty truck to do larger commercial jobs, so the truck itself is like $150,000. They go a bit heavier duty than we do. So again, it's a neat business. People are investing in it every single week. Jill, since I talked so much about rolling suds, I'm gonna let you talk about that one painter.

Speaker 2:

Okay, that one painter we see this almost every week on here too, so again, we're back. Like home services, this is something that's super important, so it's a top seller. That one painter 2023 top seller You've probably heard. If you listen to us, let's talk about them all the time. Um, they're the fastest growing painting franchise. Um, they're part of Resi brand, so they have a huge support team of franchisees. The pinks, the business we own, is Resi too, so we can speak to it. It's amazing the support that they have. Um, they have so much training and coaching. They do in-house marketing. They have an in-house call center, so they really, really help you on the business side so that you can really start to build locally. Um, and focus on building your team and all of that. So the support there's unmatched. Um, so they have a semi-absentee investor model, so you can like.

Speaker 1:

We have that too. We. We own the um the. They call it now the CEO model.

Speaker 2:

CEO model which makes sense. So you are the CEO of the company, you hire a general manager and, um, that general manager runs your day to day. So, um, you know you. Hopefully you get it to a point where you're working, you know, a couple hours in the business, here and there, um, and it's up and running, but anyway, um, it's a great company. Um, they are wonderful, the support is wonderful and, and it's painting, it's home services you can't go wrong with that.

Speaker 1:

You know what's cool about them. They're like a family business, right, like when you you work with them. You work with Kimber, right. She helps you explore the franchise. And then you know Kimber is Stephen Montgomery's mom. Now Stephen Montgomery is like a total ass kicker in franchising. He's a visionary. He created this. I mean, he was the guy right, he had a paintbrush in his hand. He started this business.

Speaker 2:

You believe in them. They're a powerhouse, but they're familiar, they're comfortable to work with. It's actually. He really he had like a brush he had like $10 in his now again.

Speaker 1:

This is a funny story. When Jill and I first met, I also only had like $2,000 in my bank account.

Speaker 2:

That's a whole nother story.

Speaker 1:

But it's just proof. You guys, simple franchises, simple businesses, honestly, it's not as hard as you think. Now that doesn't mean you're not going to work hard, but what it does mean is when you own a good franchise, they're going to. It's a business in a box. You're going to get all the things that you need in Resi Brands and Rolling Suds and you know property management. They deliver on that. And so if you are stuck in your nine to five grind and you want next level freedom and next level earning potential, I mean with that one painter you pay a franchise fee of 60 grand. You get $10,000 back from the franchise insiders. Put another 100 grand in your business bank account. Go grow your business. I mean the average. That one painter job, I think it's like five grand.

Speaker 2:

Yeah, paint jobs are substantial. They're great.

Speaker 1:

And I mean they even had a franchisee do $100,000 job. So you know, the rule here is simple boring businesses, guys, they're inexpensive to start, they're predictable, the sba will fund you all day long. Um, the. Next up on the list, this is another one. You know Voda is kind of the. They're kind of the quiet competitor. You know we talk about that one painter and a rolling suds, but Voda has been there almost as much. And Dan, who's the CEO of Voda, dan claps, he was there yesterday too at this event. Um, jill, what makes Voda so unique?

Speaker 2:

Well, so Voda, so you guys know, is cleaning and restoration. So, again, dirty business. We love dirty businesses, but Voda kind of helps. So what they say is they help their customers be the heroes of their homes and businesses. So like, essentially, they take care of all the dirt, they take care of everything, so you can be like the star of whatever you're doing, because they handle the dirty side. Um, but what's cool about that is they have a proven business model. They have great technology and support and marketing Again, very important, when you guys are looking at this, you want, you want that support on the backend too, because it makes your life so much easier. Um, and they have, uh, like a, a pretty simple franchise system. They have a great leadership team. Gosh, they've had, like what 50 years experience over so many different franchise concepts. So, anyway, and cleaning and restoration is a huge space. It's $200 billion industry. So, yeah, I mean again.

Speaker 1:

This is you know I was talking about Dan. He found this concept right and he knew restoration. There's another who is it Best option restoration? Have you seen his post? No, I don't think so. The CEO of Best Option. Yesterday he was on showing off his million dollar watch collection and then the day before, he was showing all of his fancy cars. He has like millions of dollars worth of cars, but again the dirty businesses they don't sound glamorous but they're needed.

Speaker 1:

You gotta see the life that this guy, um anthony, who was one of the original um, uh, what's what's the? The? The one um bio one. He was one of the original bio one guys. And we of course have a client who owns a bio one who's just killing. It changed her life.

Speaker 1:

Restoration and I commented on his linkedin post. I'm like dude, restoration pays. Um voda is like the well brand, the best branded restoration company you can have. Dan himself maybe is just 30 years old. He's already sold a company to private equity. This dude knows how to get leads for his franchisees.

Speaker 1:

So you get a proven business with an additional revenue stream. You get a young, vibrant, growing company. Franchise fee is 60, grand Royalty 7%, total investment 250K. You get 10K back from us on this. So you put your 200K in your business bank account and off you go and let's see what do I have. On them they show a $1.7 million unit gross revenue average with 560,000 in net profits.

Speaker 1:

So if it's me, I mean I'm taking three voter units at least all day long and I'm going to go take my chances to see if I can build myself a four to $6 million business and make a million five. That's what I'd like to. That's where my mind goes. Uh, that's no guarantee, but that's what my mind thinks about as far as how I'd invest in this. So, as we said, multiple revenue streams, scalable revenue streams, immediate cashflow, because they do the uh, the cleaning while you build your restoration business and they feature a done for you, marketing, lead generation and appointment setting.

Speaker 1:

Um, and again, I know this about them they know how to get leads. So this is a killer list of franchises. I love that. We've added the resale. By the way, we're going to, after this record, our next.
