DSTs (Delaware Statutory Trusts) are a great way to 1031 exchange out of apartments into a passive income position. Unlike buying a wholly owned Single Tenant Net Leased investment, DSTs allow smaller investors to diversify across different types of institutional grade properties and also provide for debt replacement required for a perfect 1031 exchange.
