welcome to this week's edition of gardening focus with myself, kwame gardening, journalist, broadcaster, writer, podcaster and entrepreneur, and in this week's edition of gardening focus, we're doing two gardening focus this week. The first one is on land. We've got some legit land that you can buy and we're going to tell you about that, and also we're going to tell you a podcast as to why some businesses are leaving Ghana, given the current position that Ghana is in economically. So the first of this podcast is looking at land in Ghana. So let's get into this quick podcast looking at some land that is available in Ghana for you at a very, very good prime location. I've got all the. I'll put a video link for you so you can have a look at it yourself, and there's other contacts that you need to do your due diligence. But I'll come into that in a minute. So, if you recall, about a year and a half ago, I did a series of land and building in Ghana. So that included buying land in Ghana, buying property in Ghana either to build or to buy, et cetera. So, within the land pockets that I did, I did say that you know, buying land in Ghana can be very, very tricky and you must do your due diligence, even if it is a, you know, a retable person like an estate company or real estate developer, and so I have for you a video which I'll put in the uh footnotes to show that you can look at it for yourself. And there's all the contacts there. They can contact the people who are saying the land a company called Realbof. They are an estate developer and they're building a lot of properties in Ghana. So you can also get the details as well and do your own due diligence.

So the caveat is that I'm asking you listeners is to do your own due diligence. If need be, leave wherever you are for a couple of months and check out the land for yourself, because seeing is believing and talk to people on the ground, the real world, people who will show you, take you to the site and show you the site plan and the legitimacy of the land. So, please, if you want to buy the land, do not do it online unless you have somebody in Ghana that you trust and that can look at the land for you. However, I would prefer that you go down yourself, go to Ghana yourself and look at the land and do the business that way so that you know it's legit, so that you know the area where the land is, and also you also get the site plan that the developer has that is proof that they own the land is, and also you also get the site plan that the developer has that is proof that they own the land and that those parts of land that they're selling you are legitimate. The reason why I'm doing this is because I'm not getting anything from it as a commercial or anything. I believe that A we are both for one of the more reputable companies real estate companies in Ghana with a good track record of building properties and good quality property as well, and there should not be any problems with that land. But, like I said, do not take my word for it. There's a contact details on the link that I will leave in the footnotes where you can contact them directly. But, like I said, to be 100% sure, go to Ghana, spend about two months in Ghana, contact RealBuff in Ghana and allow them to take you to the sites where the land are, and you can obviously take them there and then get them to show you the site plan and let them, you know, give you proof that the land is legit, alright. Them, you know, give you proof that the land's legit, all right.

So you know, the areas where this land are are two um, I won't say up and coming, because they've been in a system growing for the last 10 years. So there are two areas that are growing rapidly in Ghana. So the Ayam Mensah, which I've talked about before, and also Oyayfa. Oyayfa is also a fast developing area in outside, across these areas. Both Ayam Mensah and Oyayfa are both outside the crowd. I think Oyaifa is within the boundaries of the eastern region, so it's not far from Eburi, the Eburi Botanical Gardens and also Rita Marley's house, the former wife of Bob Marley, and you know Eburi is also a fast developing area as well. We can get a lot of land, but this land concern is at Oyaifa and also at Ayimensa, two very, very fast growing and developing areas outside Accra which have been popular with Guinean Middle Upper Classes as well, as you know, africans from the diaspora who are returning to Ghana to acquire property and build land outside the hustle and bustle and expensive nature of sort of greater crowd.

So again, I'll leave the link to the land. There's a video there. But, like I said, please do your due diligence by going to Ghana yourself and looking at that land for yourself.
