I hate being jealous, but I'm so jealous. That's the first time I've ever said that one. I hate it so much that I've been daily thinking about how to stop being jealous. There'll be a moment of like, "why not me?" In the past, I would ruminate on that for hours. Now it's just like, if anyone's listening that is going through what they think is failure, please take a breath.

We graduated and we have student debt up to our noses, and everything I know is this perfection syndrome, and I'm still trying to get better at it. One third of the time you're going to do okay. One third of the time you're going to feel great about how you did, and one third of the time it's going to be shit. And you know what's crazy about that? The more and more you get around the circle of drivers, builders, and successors in life, you realize they crave those losses. They crave getting told no.

This is interesting.

[Start of episode]

In today's episode of Not Nice, Clever, we are introducing dear friend and amazing spotlight marketer, Dan McKinnon. He is a real estate agent based out of Sarasota, Florida. Not only an agent, but a team lead, and very much a marketer at heart. He has quite an interesting journey, and we dive into all things battling fear, overcoming perfectionism, and dealing with those uncomfortable moments when you see somebody else doing well and wonder, "why not me?" Dan pulls the curtain back, super authentic and transparent, and we're so excited for you to meet him on today's episode. We're really, really excited to have you here. You've been such a friend and a supporter, an advocate, and a hype man.

And as you know, we have the pillars of branding, marketing, money, and manifesting here at Not Nice, Clever. When you and I were DMing, we were talking about how I have so many past eras of my life and how Candice does too. Candice used to be an educator, then a life coach, and now she's a design studio owner, coach, and consultant. I was a nursing school student, then a startup builder, and now a brand architect. You, Dan, mentioned that you've had eight different eras. So I think it'd be so cool to share just a little bit about your journey and all the different eras, because the idea of starting over can be really scary for anyone.

Let's start the conversation there. I think the clever crew would be interested to hear. Yeah, cool. Thanks for having me on. I'm such a fan of both of you. You guys are just amazing. I love your show and what you do individually and together. I really appreciate it. I've been really excited about this. For me, it's been a journey of just finding my passions and trying to align them with skills that I'm good at to bring more positivity and create more.

I grew up in New Hampshire, just north of Boston, and racing dirt bikes was the only thing I knew for a long time. My dad was a contractor, but it's the only thing I knew. I was homeschooled until ninth grade, so I had a lot of time to race and travel, and I was really into it. That was my life. At 18, I ended up in an accident. You have crashes all the time, but I broke my wrist and veered off the path of going professional and racing dirt bikes for a living. That was my whole life, all I knew. Then, I had an epiphany. If I can't race, I have all these friends going professional, I want to help them get sponsors. So I became a sports agent, which I didn't really know what that meant. I just knew I liked relationships.

I started traveling across the United States during my freshman year of college. I went to Johnson and Wales University for advertising, but during weekends, I was at races, becoming a sports agent, getting people money for putting stickers on their bikes or being on TV. I was learning about advertising and realized I could do the same for small businesses. I started Subculture Marketing, which I ran for about 10 years in Providence, Rhode Island. It grew from paying college bills to running a business.

During that time, I also ran a seafood festival. I learned about food, got a liquor license, and we had about 20,000 people at our events. It was a big festival with concerts and food by the water in Providence. Then, I moved to Florida, became a consultant in advertising, and found e-commerce. I was importing dive flashlights from China and selling them on Amazon, running a great business until COVID hit.

I had an email before COVID announced saying, "Hey, we're going on a forced holiday." I quickly realized I was in control of the goods, but returns were costing me. I thought, why not make flashlights? It was a big investment, so I got my real estate license to make $300,000 for the business. Now, I'm here, running a real estate company in Sarasota, Florida, and a small media company on the side.

Through all my experiences, I've learned the importance of storytelling, supporting others, and embracing failure. Every failure has led me to growth and success. The rule of thirds teaches that one-third of the time, things will go well, one-third will be great, and one-third will be challenging. Successful people crave those losses because they know they lead to growth.
