It feels like spring, dude. The other day it did feel like spring today. It's weird. It's like this need, like it's still moist outside, like the, the smell. Yeah, yeah, yeah, all right, that's nice. I don't know about that, but it did the other day.

Guess what? We're inching closer to being on the boat, dude. Oh, yeah, so excited. Yeah, got new seats. It's gonna be nice, dude, I'm excited to see it.

I gotta redo my surfboard. Are you gonna do that? Yeah, I just got it. It just got sun baked, so I got to sand it all down and just re-coat it. Okay, I bought some urethane or whatever it's called. It might not be that, but I bought some heavy-duty stuff that has sun protection. Oh, okay, spf for a surfboard.

Speaker 1:

Is technology getting better with the protection? Well, you know it's. I love it on the boat. It's perfect. It's pretty neat. All the detail, and I'm excited with the new detail you're putting into it, yeah.

And then my stereo is in dire need of being upgraded, my speakers are all again sun-baked and cracking. It's bobbing on the water all year, man, it's no wonder it's well. And when it sits out to, you know, when I was thinking about selling it and I had it, I had it down at executive yacht. I mean it just it's just out there, yeah. So weather and sun and all that, oh man, the sun is no joke, dude. Yep, no joke.

So how was your week, dude? It's been a good week. Had another closing, woo hoo, hang on, hang on, hold on. Oh yeah, oh yeah, you know what? It's been a rewarding one. So I've enjoyed it. It's been fun. Good job, dude. Yeah, I'm having fun with it.

That focus you got is working out. New focus is coming, new focus, it's all good. My boy passed his test and so this upcoming week, things are going to get real around here. Dude, I'm so excited for him to come in. Oh yeah, I am so excited, oh yeah, to have oh yeah, yeah, he's going to be an agent, and we're adding him to the luxury agency New blood on the team. It's going to be good, it's going to be a lot of fun.

Yeah, I'm excited for, well, it's going to put the heat on me, which I'm actually really excited about. Dude, he's going to hold you accountable. I know it Pops, I know it. No more slacky ass, mr Aaron, no more slacking. Uh, yeah, I'm actually really excited to to to help him. Yeah, does that make sense? You know what I mean. To help him become an awesome agent. You know what?

Um, when we were sitting down in our meeting last week that we had I uh with our brokers and you were talking about our system and watching you Be passionate, oh, yeah, I'm excited. I'm excited when you said I'm going to show an 18-year-old that he can do our system and be productive. Yes, sir, it's going to be cool. Yep, it's going to be cool. Dude, we got good things going on. We've got a solid, solid system that we know, without any freaking doubt, works. It's, it's dialing it back, what our system is. It's just, it's a. It's a cut and paste, step by step, how to be a friend to people. Exactly, it's that simple. Yeah, yep, and if you're showing up for your friends when they hear or know of somebody that's gonna buy or sell real estate, you're showing up for your friends when they hear or know of somebody that's going to buy or sell real estate, you're going to be the person that's in the forefront of their mind and because you're going out of your way to show up to be a friend for them. Hopefully and in most cases, they're going to refer you, which means also all throughout the year, the interactions and the relationship you have with those people in between the referral opportunities, is friendship. That's, and that's exciting win-win, win-win man. So it's gonna be the year keeps getting better and it's gonna get even better and better.

I can't wait for our hikes coming up in the weather. No man, I miss those. I know I was driving I actually was driving in today and I I was driving down where I normally do my morning walk, and I was just like like I'm just something about going out in the cold, dude, I just don't like it. We're delicate flowers, dude, right? Oh, my hell, this rebuild on this flip is showing me my age. Hardcore Taking all of your. Oh, it's so funny.

I went to dinner last night with my brother Steve and we were just talking about it. I went to dinner last night with my brother Steve and we were just talking about it. I was telling him how, you know, I'm painting these ceilings and these walls that are 20 feet plus tall, and so the process is you can only reach so far, so you have to put the scaffolding there, and then there's a ladder on top of the scaffolding, so my fat ass is crawling up the scaffolding, then crawling up the ladder, I'm doing whatever I'm doing, doing whether I'm painting or masking and then I have to go all the way back down, move it over, go all the way back up. It's just over and over and over and over, yeah, and and I get in my truck most nights and drive home, and by the time I've driven home, you know, because when I leave there, I'm I'm soaked, sweating, but by the time I get home and go to step out of my truck, I about fall flat on my face because my muscles are atrophied, or whatever you call it.

It's looking great though, man, it is. It's coming together, dude, it's exciting. I love the cut, the landing you did on both those. Yeah, that uh, um, herringbone herringbone, almost called a wishbone, but kind of a, uh, dark slate color. Yeah, it's black, yeah, black, oh, black, yeah, nice, yeah, it's gonna be sweet dude. Well, the fireplace is kind of grays and black, so I thought I'd tie it together with that and, and you know, there's a lot of white in there, yeah, so you got, you've got to add some color somewhere. Yeah, I totally agree. It's going to be neat, man. But man, it's going to be awesome.

I should be finished with all the painting this weekend and then I move on to the floors and, once the floors are done, move on to the trim, and then it's just buttoning everything up, you know, hanging doors, putting on hardware, and then the freaking move. Oh my gosh, I'm not looking forward to the move, me neither. However, my, my beautiful wife last night said that that her brother-in-law knows some big Samoans, that that that's what they do, and she even said I love this idea. I think I'm going to hire the Samoans, so we'll see. But anyways, all the countertops are on, all the tile work's done. Like I said, I'll be done with the painting. So we're getting close. That's awesome, man. Yeah, I'm stoked. It's going to be fun, pretty cool.

So this week you had a closing. Actually, you had two within the last week or so. I had a closing yesterday. So we got Things are happening the year's kicking off way, the year's kicking off dude. Yeah, shauna's already had a closing, yep, and we all have more in the works and new business coming. We talk about that. It's kind of a success of ours, but it's important to us. Those are relationships and those are people that we're close with, that we've got an opportunity to actually work and do business with. So it's been good.

Yeah, like the couple that I just helped close on a house up in Bountiful, beautiful home swimming pool oh, wow, yeah, it's really cool, beautiful home swimming pool. Wow, yeah, it's really cool Up on the east side. And it just happens to be a gal that I knew from growing up. Wow, her younger sister was my age and she ended up passing away. She had an accident. She was a mail lady and wrecked her mail truck and it ended up killing her. Oh, wow, it's horrible, jeez. But anyways, yeah, really good family friends. I've known this lady since I was just a little rut, so it was nice and they reached out to me. I really, really appreciate it. That's neat, yeah, and her husband's a great guy and just lots of good. That's good man. Yeah, I like it.

You know, there's a satisfaction when you're, when you're helping people that are either tied to you or that you know. Yeah, do you know what I mean? Yeah, it's it. They're also improving. Oh, yeah, which is awesome. Oh yeah, no, that kid, he knows what he's doing and it's pretty powerful. I like it. It's exciting man. I'm pretty proud of him for a Pops. He's pops. He's doing a great job.

Yeah, proud, all my kids, oh, um, remember, I think I told you this yesterday, but we got a call back on that um, oh yeah, the inquiry that we think came from that, yeah, it did. And, uh, through google and we're so we're just waiting. We're gonna obviously support and wait for these guys to declutter a little bit. Yep, it's a divorce situation which we obviously don't like, but, um, they came to us to look at marketing, exposing their house and helping maximize their their equity out of it so they can go their separate ways but both get established and be able to take care of their little family that they've got a, yeah, unfortunately split up right now.

So so, uh, quick, all of you, one of my favorites man, I actually drove clear to Boise by myself I don't remember this To see this cat play. He's rubbing the by himself in because I didn't go with him by myself, by myself, and I was in a major snowstorm where literally the freeway was closed off because they had a whole section of crashes. Wow, like crash after crash after crash, and you went motoring through. I burned up there and went and saw this cat play and burned back. Heck, yeah, but anyways, albert Cummings is guys. He's coming to the stateroom on March 9th. Tickets just went on sale 13 minutes ago. I need to get on there and get some. Well, we started here. I know I'll get them Dang, but I highly highly encourage you. This dude holy cow man, I have an announcement for one that I'm excited about. Oh, yeah, finally, finally.

Speaker 1:

So next weekend, the 29th, uh, on Saturday, uh, at sky is a group coming from England called elder Brook, a friend of mine a few years back. I tell you the 29th is not next weekend. Today's the 26th, homes, that's in three days. Uh, then it's in three days, then it's in three days. Okay, so the 29th, it is the 29th for sure. Yeah, okay, I'm just telling you that's in three days. What is that? A Tuesday, monday, when is it? Okay, I've got to look. 26, 27, 28, 29. Yeah, february 29th is the official. We're not in February. Holmes, that's what I keep getting. 29th is we're not in february. Homes, that's what I keep getting. We're in january. Oh adam, so it's a month away. Last night it's on leap leap year day. Last night my buddy tried to tell me this and I still didn't pay attention last night, while we're driving. That's hilarious, okay, so next month, on the 29th. So it's 30 days away or more.

Anyways, I've invited Dean out. I go with him to his stuff. He's coming with me to Sky. I'll go To go see an EDM concert. I'll go. It's going to be the bomb. I don't know what night of the week it is, but I'll go.

I think it is a Saturday. Okay, it's either Thursday or Saturday and it's at Sky, which is a club downtown. It's a pretty neat little venue. Maybe we can talk Mrs Ward into coming. That would be awesome. Yeah, that would be awesome. It's a whole different type of music and I know her son is major into this type of music, so maybe we can get him. He's probably going to be there. That would be awesome. And maybe VCO will come because Graham's going to be there. He's probably going to be there. That would be awesome. And maybe Macy will come because Graham's going to be there. Heck, yeah, dude Graham. Better come Graham. You better come, dude Gray man. Heck, yeah, I guarantee he knows about it.

I've already got probably six or eight friends also that are coming. Oh, we'll have a big group. It'll be fun. We'll have to meet for dinner and have a bevy or two and then go there. Heck, yeah, yeah, it's how I do it. Yeah, it's going to be fun.

Well, I don't know how excited I am about it. But hey, you know what it's live music or what Live. It is live music. He's on the stage, it's his music he's created. Right, yeah, he does it all, but very rarely do do I. When I go to concerts, I enjoy the social part of it. I know the music so I enjoy it, but I haven't had a very often do I have an emotional connection to it. I'm excited about this one dude, okay, well, if you're excited, I'm excited. Yeah, sweet, it's not like you haven't came to a bunch of mine and but my music's amazing, right, hey, I Went to, I went to, I went to. He's going to come in Monday with glow sticks, right, I was just going to say I went to.

The one and only I've ever been to was out at Salt Air. Salt Air, have you been out to that? Yeah, and you're supposed to wear white. And when you walk in they hand you tubes of ketchup, bottles of paint, wow, and you walk around all night just squirting everybody with paint because everybody's got white on, so everybody's a canvas. Oh my gosh.

And when the concert started I was up on the balcony, I wasn't down in the craziness. They had literally tons and tons of 55-gallon barrels of paint and the dude comes out with a big old gun and just starts blasting everybody in the crowd. Was it fluorescent colors or was it just color? Oh yeah, no, it was fluorescent. Oh man, fun. Yeah, don't even go there, I know so.

Speaker 1:

Anyways, yeah, albert Cummings man, he's going to be here. I can't wait. I'm going to go to that one. And right before that or I believe it's right before that is Jimmy Stevie Ray's brother, jimmy Vaughn. Uh-huh, yeah, cool, it's going to be way good, way cool. So if you haven't got tickets, get them. Okay, that's all I can say. And the Blues Society good job, baby, good job Sid. Good job to all you guys, all your hard work and everything and bringing in these big names.

You know, I know that one of my favorite favorite blues guys is coming for the Blues Festival this year and I'm so excited because I haven't seen him for a few years. I don't know why he quit coming to Utah. He used to come two or three times a year Like I literally would hang out with him, like literally wonder what caused that, wonder why, just busy, and I don't, I don't know. I mean it's at some point it's got to be an economic reason. I mean they, they don't do it for free, right? I mean that's their living, so, right, so maybe, yeah, picking a bigger venue? Maybe, yeah, picking a bigger venue, maybe Probably, yeah, you know, I mean, luckily we're between, you know, seattle and Denver, or Northern California and Denver, and so a lot of the acts that come through and actually participate or play here, it's usually just a stopover because they're headed to a bigger venue, oh, gotcha, you know, like Red Rocks or whatever. So, you know, it just happens that we're positioned in a, in an area that a lot of times, I mean, I've seen so many acts that that that that's what they're doing. They're just coming through, and there there used to be a guy, his name's carl, that used to have a restaurant called the sun and moon and he, he would have him come through and just an intimate, like 20 or 30 people, wow, wow, yeah, that would have been neat, it was amazing thing. So, anyways, uh, thank you so much.

Uh, utah, blue society you guys are. I know how hard you work to to bring national acts here. Uh, I'll do my part as much as I can to put the word out, to try to fill the seats and and get people to actually care and and buy a ticket and maybe get off their ass interesting, get away from their freaking tv and actually go out and listen to some cool ass music. Blue society needs to pay attention to you because you bring six or eight people to anything you go to, which let's try to bring more. Yeah, yeah, I know, but really that is a significant bump to some of the crowds that we've been at. Right, right, yeah. So anyways, blue Society man, we'll send you a link to this and maybe you guys can put it up there and tout about it.

But I'm doing my part. I want it to be crowded. It's more fun when it's crowded. More people the better. Really, it's the energy. Yeah, I agree, I can't remember what concert it was. Were you with me when that that old dude was being such a little freaking turd? Oh, yeah, big John knows how to clean up. Oh my gosh. So we're at the state room and normally there's nothing. It's just standing room down on the lower. On the lower, I mean, you can stand right at the stage and and you're the act. Yeah, I mean, I love, I love the intimacy. That's one of my favorite places.

But they, they had a concert and, for I don't know, for some reason, they decided they were going to sell tables, and, and some old dude most of the tables are clear back by the stage, well, there's 15 or 20 feet between the tables and the stage and the stage, and there was maybe what four or five tables, tops, tops. So some old duffer that thought his shit didn't stink Clearly was a fan, clearly was. He was yeah, but he grabbed the table and basically pushed it up to where it was touching the stage. And then there was somebody in between. That, though, oh, that's right, he actually. There was a guy standing there Just trying to watch the show and this freaking dude shoved this table up this guy's ass. Yeah, literally Like every inch that he could gain, he was pushing the guy into the Into the stage, into the stage, like pinning him. He kept looking back because he's like literally would have, if he'd have, bumped back at all. I can't say that guy was as calm as he was calm. I had a freaking anyways.

So at some point we got, we were all observing this and of course, we were commenting to each other, not to them. I did eventually, finally comment to them. He did, and and I mean, I was courteous, but I was just like letting the guy know he was being absolutely ridiculous out of line. And, uh, there was one point, big john and if you don't know big john, big john's, he's big john six, six and 265, just this monster of a man. He ended up going and standing right in front of the guy and and the guy didn't shove the table up on him. No, it's probably a good thing.

Speaker 1:

Anyways, the, the couple. It was really sad because there were there were two couples, if I remember right, and one of the couples was awesome. They were real cool. It's just this dude and his wife was awesome. It's just this guy. They ended up getting the. The whole crowd turned on him and was just basically in his ass. Once I, once I, said something to him, it was on and and he ended up getting up and leaving. I think he was on. Amen, yeah, that's come on, man. So, anyways, that was an experience that we had, that that was actually a really good concert. It was a great concert. I don't even remember who was playing, do you? Was that the one where it had the two guys that were the award winners that were collaborating? Oh, I think so.

Mike zito and, uh and uh, castig, castiglia, yeah, castiglia, yeah, I can't believe I remember this stuff. I know. Good job, aaron. Yeah, next thing you know, we're going to be going on a blues cruise. I'll be getting a blues tattoo, blues. Well, my boat is officially like 100% Muddy Waters because it's now embroidered in my seats. That's so cool. Yeah, I'm so excited. It's going to be good. It's going to be a good year. It's going to be a good year.

Yep, I even had the sunning deck platform on the front redone. I can't wait to see that. That's my spot, that's my wife's spot, and whoever she decides to let sit by, have that spot. And don't you even think about doing the dirty dude. I wasn't. I'll kill you, she can have that spot. I'll kill you dead. She can have that spot. I'll kill you dead, d-e-d. Dead, but I've had that spot. Do you see the stuff I have to put up with? Yeah, all right, let's get down to business. Let's talk about a couple of things.

Speaker 1:

You know I have a subscription to Inman News. It's all things real estate, all things real estate. It's almost like the what would you say? The Wall Street Journal of real estate. Yeah, it's just a ticker of all the all the top news related to our industry. So, uh, you know, I'm constantly trying to educate myself so I can better educate my clients, and there was some pretty controversial things that have have recently come up. Uh, because inman does a big conference in new y and California every year and it's all the top leaders in the industry and just people Mark Alynoride Jr, it's called the Inman Conference, jeff Bell Jr. Yep, but anyways, so they're just finishing up.

Speaker 1:

I think last night or maybe today was the last day of the big New York Inman Conference. One of the main main topics at the conference, of course, was this freaking lawsuit in Kansas or Missouri or wherever it was, where somebody sued NAR and some of the bigger brokerages about unfair practices of how the money is distributed. Yeah, commissions, commissions, um, anyways, uh, uh, you know there's lots of opinions out there and lots of you know that the, whoever it is, won that battle. I'll say they didn't win the war, they just just won that battle. I mean, there's there's all kinds of appeals and all kinds of stuff that's going to happen for years and years and years, um, and who knows what direction it's going to go in.

Speaker 1:

I personally don't agree with any of it. I think that it's. You know, our system is fair and legitimate. It sounds like it sounds like Utah, at least when we read it today. It sounds like Utah is already operating in a way that's different than what they're describing Exactly, which gives me confidence things will stay stable.

Speaker 1:

There's a contract between the buyer and the agent. It's kind of what I got from that. Yeah, they're implying they're working, which I don't understand that. Which here we have to have contracts on all parties that communicate fees, all that stuff, contracts and all parties that communicate fees, all that stuff. So basically, here in the state of Utah, guys, the way it works is if you're a member of the board our local board and our local MLS you sign an agreement with them that if you are a listing agent and you put a listing up on the MLS Fair market Fair market that you're going to also advertise at that exact same time exactly what percentage you're going to pay or what the commission looks like for the buyer's agent. And the buyer agrees to that through the contract of joining the MLS as well as the seller agent.

Speaker 1:

Well, but it still doesn't change that if it's not a commission, that's uh, like, if it's too, too small, it's all negotiable. Still, you just you just did one that was at one percent and when you went into it, it's it was the best deal for your clients. It was, you know, yeah, it was, it was what you needed and what you did. And and I don't agree with, I don't think it's right but you had the opportunity to negotiate and if you weren't okay or willing, you might not be okay with it. But if you're willing to do it for that, then that's what you do, and if you're not, then you negotiate it. And if there's not a negotiation that happens that's in your favor, then ultimately, in my personal opinion, your duty is to your client and if that house is the right house for them, then it is what it is. It's just all part of the negotiation. So it's whatever the advertised thing is, you can come to the table with what's needed, right, it's not like it's a hidden, it's a hundred but and again, which is why this lawsuit's not making any sense to me frivolous and so stupid.

Yeah, it's going to give an opportunity for us to present and actually establish a value, do our job, communicate, present to the seller. There's going to be a lot more formality to the presentation. Well, which is great, okay, it's, it's, it's, it's this. So let's say that it does come down to where the seller pays their agent. The buyer pays their agent. Well, sellers, don't think that you're just that you're saving 3% and that's going to be all your money, because I can promise you that prices are going to adjust based on whether you're paying it or not.

Speaker 1:

So understand this that the way the system is set up right now, when they place a home out there for sale, that is also taking into account that they're paying a 5% or 6% commission, which is usually split in half to the buyer's agent and the seller's agent. But the price they're asking is based on them paying that money. It's built into the price. Currently, that fee that's being argued about, yeah, the reality is whether it's reduced out of the sales price and not charged by the listing, or it's raised in the sales price to be charged, it's still going to be there. It's all sales price related. It all balances the same.

Speaker 1:

I don't understand the argument. I don't either. So well, and the buyer's paying for it because they're paying a higher price If they weren't paying for it and the seller wasn't paying for it, the price would be lower. Right, so it's in the sales price. Always has been and always will be so because there's blood in the water, because of that last lawsuit and my personal opinion, nar not taking accountability and not even accountability, just paying attention and going. I think they didn't think they were going to lose.

Speaker 1:

And then all the stupid shit going on with the leaders of NAR. You know, the president gets accused of sexual assault, then another guy steps in and steps down quickly, and then a lady steps in and somehow I don't know the whole thing, but basically she started getting strong-armed by something else and I'm just like what are you doing? That's being accosted. They're like NAR's in trouble. Nar's in trouble, baby, and it's nobody's fault but their own. And one of my what would I call him? Umansky that owns and started the agency A head broker you enjoy yeah, he's, the guy is smart, the guy is on top of his game. I really do look up to Umansky and his opinions and he just in that conference, basically went up there and said enough is enough and he, with another partner, is starting a whole new governing body that is separate from NAR. Wow, because he doesn't think NAR is doing their job. He doesn't think NAR is doing their job. And NAR is one of the biggest actually the biggest organization, service organization in the world. Wow, did you know that? No, I didn't. You know what, though, the consumer is going to win being able to have this better oversight, or this additional oversight. If NAR steps up and figures some stuff out, we all win. All it's going to do is create better practices around. Yeah, I'm just Right now. It has nothing to do.

All these other lawsuits that are popping up all over, freaking tarnation have absolutely nothing to do with the argument. It has everything to do with blood-sucking lawyers that are out there just trying to make their money. And you know who you are. That's all I can say. You're doing it straight up. You don't give a shit what you're destroying. You don't give a shit who you're hurting. You're just a shark in the water freaking after money.

I hope they find the proper representation that can actually illustrate what the spirit around, how the commission structure is set up, the way it's been done for years. I don't know how this has not been able to be argued. I don't get it. It. Just, dr. Anyways, I mean, that's a long ways and far away from us and years down the road. There's so much litigation and everything.

And it's like I said. I mean it's once the one, once the one. It's just like. It's just like the opioid crisis. It's just like the uh back in the day, when, when, when, uh, the cigarette industry got its ass handed to it. It's it's the same exact thing. Once they had one little tiny inch that they got now. Now it's open, fair game, everybody's pouncing.

It's already changed the way I'm approaching some of it. I'm going to get ahead of it myself in how I do business. Yeah, whether I represent the buyer or the seller, I'm going to earn my commission. I'm going to do my job and no one's going to be surprised by what we're charging. It's going to be up front and people know about what it is. They're not surprised right now. I know it's crystal clear. I think Utah is a little bit different in how they do it. I think so too. I mean, I haven't been an agent in any other state because obviously there's some discrepancies. If there's argument around this subject, it's different Because I don't see the argument here. It's crystal clear. But it's how we do it here. So, all right, enough said, enough done. This is a friend of ours that decided to sell her home and Aaron did multiple open houses, got a full offer contract on it, sold the house I mean, went above and beyond and has also stepped in and been out to her house. Now I don't know how many times helped her move her entire place, because she really had nobody to lean on. That I know of, that, I know of and and is just finishing up and I mean painted, doing trim. We had other friends Cynthia with us also came over and we worked on some carpet stuff and all of us just trying to make sure it all happened to take care of our friend. That's awesome.
