Don't forget when you are organized, it creates an impression. First impressions count. How do you set expectation for what's going to happen in your buyer consultation? Do you give them an overview? Do you confirm the appointment before they arrive? a good system, establishes trust, and showcases your professionalism and expertise. Welcome to the Raquel show. This show is for entrepreneurs who want to play bigger in business and in life. And I got to thinking, if there was one skill I would have loved to master and focus more of my attention on is communication. It's something that does not come easy for me. As some of you guys know, English is my third language that I learned. And I remember my friends that used to tell me, I would say things backwards, and as I've gotten older, I value communication a lot more. See, communication is the foundation of everything in business and in all of your relationship. They say if we can't communicate, we often assume, and then there are disagreements because we're not on the same page. Can you believe that most of the arguments, most of the fights that you have, most of the disagreements is all based on communication, majority of them. Can you imagine a world without communication? every day we communicate whether it's speaking, whether it's writing, or even through our body language. Look at social media. You need to communicate. And in sales you need to understand communication. It's everywhere, all over the world. Now, more than ever, it is vital to have strong communication. And it's why I felt so strongly about everything that has been going on with our industry, that we needed to have a buyer presentation skills class so that all of our presentations could be refreshed and polished. And we just wrapped up a four week series. And seeing our people. Practice, build great presentations. It matters so much in today's competitive market, whether you're a seasoned realtor or just starting out, we all have had to adjust and fix and level up our buyer presentation for what's out there. ahead of us this coming year. You probably heard the saying, you never get the second chance to make a first impression. And that couldn't be any truer in the real estate business. So when you're meeting potential buyers, you need to impress them. You also need to inform them. And you need to instill confidence in them in such a short period of time because when it comes to buying a home, it's one of the largest purchase you will ever make. So how do you do this effectively? And the answer lies in having a well crafted buyer presentation system. And in this episode, we are diving into that crucial topic for every real estate agent on why having a buyer presentation is important. I want to break down the buyer presentation framework. So if you have not updated your buyer presentation, now might be the time for to do so. I found that the best presentation and the ones that can communicate their value proposition get paid the most in any industry. So here's five things you want to make sure you have in your presentation. Number one is be organized and always have a system. everything rises and falls on a system and when you have Systems clients can feel at ease, especially in a scary process with mixed emotions. Don't forget when you are organized, it creates an impression. First impressions count. How do you set expectation for what's going to happen in your buyer consultation? Do you give them an overview? Do you confirm the appointment before they arrive? a good system, establishes trust, and showcases your professionalism and expertise. Number two is the second step, I would say, is building rapport. Whenever you've got a presentation or you're building a working relationship, how do you Create rapport. How do you build rapport? Is it about the buyer's goals? Do you have a list of questions to get to know them and what they're actually looking for? Do you take notes when they're telling you what they want? One of the things that's extremely important is to recap and repeat things back to the client so you fully understand what they are looking for in a home. They say buyers are liars and I say buyers are not liars. We as real estate agents haven't done enough digging and asking enough questions to really truly understand their wants. Number three is your presentation should have a section of the home buying process. How do you actually explain it When we were doing this process, I thought it was great to see different people present because some went into really long details of explaining and making sure the client understood the process, and some did an overview. You got to see a variety of ways and styles people presented the process. The Home Buying Process. And once you have that process down, you can adjust it to your clientele, especially if they have different personalities. There are some that are what we call a D, an I, an S, and a C. You can adjust your level of presentation based on their personality. It also comes in handy when you've got to get your presentation done. down so that you can either do it online or in person or even in another location. Sometimes some of the realtors meet their clients at a coffee shop or a restaurant. Beyond the home buying process, do you explain the market or your offer strategy? So some things to think about when you're going through the process. Number four. is the next part of your buyer presentation is why you? Why should they hire you or why your team? Why should they want to work with you? I actually loved this part and hearing all the agents that participated in this part, because it made them unique beyond their stats of I've been this many years in the business, or I've lived here for X amount of years. They were so creative in their stories that made them stand out. And in a world that's so competitive, how do you position yourself to go beyond your average competition and be the go to agent? in your marketplace? Do you actually have success stories? Do you have testimonials that resonate with your future potential buyer? And the last part, the final part, is what does it look like to work together so that your clients know what to expect? And it also makes an easy transition for getting into the paperwork of what maybe your broker requires or your state requires, right? I think a buyer presentation is more than just a presentation. It's more than just paperwork. It's more than just slides. It can be the start of a great relationship, especially when you build trust and you educate your clients about all the things that are involved into buying a home.
