Raquel Quinet:

Find something you think in your market is the deal of the week and write an all text email about it. Don't put any pictures and send it to your list. Don't even put the price. Put reply with I want more information or reply with me. Something quick that people could reply to. And for bonus points, you can do a deal of the day on your stories or create a poll for engagement. Welcome to the Raquel show. This show is for entrepreneurs who want to play bigger in business and in life. And I just can't believe that we are halfway through 2024. And what a great time to reflect on your goals, your business, and all the different buckets that you've got going on in your life. And I would ask myself, Are you where you want to be? And if the answer is yes, I want to say congratulations to you for being focused and being so committed to your goals, despite anything around you that has been going on. And I would also challenge you that if you are on pace to hit your goal, is how do you raise the bar? How do you hit your 2024 goals by the end of October? or November because guess what? You are in momentum and this is your halftime locker room talk and I know you can do it. And if the answer is no, I want you to reflect and analyze a couple of things. Where did I fall short? Does the strategy need to be adjusted? Or do your actions need to be doubled or even tripled? And if you look at your calendar, and I love to do this from time to time, and I actually do this more so now, week by week, is where did I spend most of my time? Were they dollar producing activities? And believe it or not, I do get distracted and that is why I tend to put things in my calendar or move things around in my calendar and actually put down what I did instead of the time block that I had planned for. And so this is where you could look back and adjust accordingly. There's a great book called 12 Weeks a Year and know that you can still accomplish all of your goals in the next six months with extreme ownership and focus. You know, I heard something this morning and it says focus and attention is your most valuable asset. in your business. And when I heard this, I couldn't help but agree because guess what? Focus is hard, especially with all the distractions, all the different notifications, all the different mediums like social media, texts, emails that are hitting us on a minute, seconds by seconds, every single day. And where you focus, you expand, right? So what you focus on, expand. It's a saying that we've heard so many times. And I would just ask, where are you focusing on? And are you truly getting the results? I'm going to share something that I thought I wasn't going to share, and yet I think it's important because we all can learn from it. We came off a really great year last year, and in the beginning of the year, I had some news that my mother was struggling with early signs of dementia. I had a strategic consultant look at my business inside and out. And because I was in a place where I didn't have much clarity of like how that was going to look like and what was actually going to take place and that I could actually go in multiple directions, he told me something that I didn't want to hear. He told me, shut everything down and I think you'll discover something. And he was right. I had paused our mastermind. I had paused the events that we were throwing this year. I had taken less clients and really worked with only a very, very small handful of clients. I realized I had been in a very comfortable spot for many, many years, and yet It freed me to also take care of some personal things as I got to be there fully present for my mom's doctor's appointments and visit her more often. I also got to be fully present for my son as he's going through this recruiting area with colleges and the other day. I started to reflect and wasn't thrilled about what we had done the first half of the year. I wasn't thrilled that we missed a Playbigger event, or we hadn't hosted one yet, or we had canceled what we had planned, and I wasn't happy, to be honest, with how I actually led my team, because it took a moment of self reflection, of me being truly honest, and while I was in an uncomfortable spot. With all the things going on, it actually gave me so much fire. And now, guess what? I have deadlines. And I share this with you because you may be in different seasons, and you may have had the first half of the year where it didn't go as planned, where you didn't accomplish very many things. But guess what? It's not too late to change your year. It's not too late to go after what you actually want to accomplish. this time, I know whatever I'm going to build in these next six months and whoever I'm going to collaborate with, and whoever I'm going to work with is going to be so rewarding that things, I know even today are lining up for something bigger. The other day, a coaching client had asked me, Raquel, if you had to start over in today's market, in today's landscape and build a business from scratch, a real estate business from scratch, what would you do? And I don't want to give this complex answer, but here's exactly what I would do. And so in today's episode, I want to share just five quick things I would do today to build my real estate business. Number one is you've gotta build a database or an email list of at least a thousand people. I know a thousand people may be a little bit aggressive, but I know if you break down the numbers, you can do it because of all the different platforms we have. Know you don't need a fancy CRM. I hate to say this. You can even do this on a Google sheet, A Word doc. But I would use something like ActiveCampaign or the one that I like is Flodesk. It's super easy. And the thing that I love about it the most is no matter how big you grow your email list, you only pay one price. So you don't get penalized if you grow your list and then you have to pay for more subscribers is what they call it on all these different email platforms. And you also get 50 percent off if you go to our show notes and it's free to get started but if you want to get more fancy I would sign up because it's very cost effective. Number two is I would build your social profiles on Facebook, Instagram, YouTube because they're the first thing that's going to pop up in Google and it's due to some of the SEO functions that I don't really understand in the algorithms but I know that they all connect. Right? And it might be a time to look at your profiles if you already have them and go, where can I upgrade? Where can I put links? Do I need to change my cover page or my banner? And do my clients know that I'm actually in real estate actively showing properties or dealing with clients if I was to audit your page. Number Three is build your profiles on zillow, realtor. com, homelite, homes. com as These companies are some of the most popular sites where homebuyers and home sellers shop. And these are sites that you can actually get leads on. There is a list of a lot more, but I would start with these. I would not try to overcomplicate this particular thing of like, how many sites can I go on? Because then you just have to check in all of the sites and you've got to manage even more. So I would Go to the most popular, which is zillow realtor.com, homelite homes.com, and just put your picture up, put your bio, put the market that you serve, and put all of your contact information and all of your social links so that people and consumers, buyers and sellers can reach out to you. Number four. is I would find all the new builds in your city and study them and create property tours to post on all of your social platforms because there's very limited information on some of these new build sites and they actually want to see the property, especially people that are relocating to your area. I find that even with Arizona is people want to know what's inside these new builds. I went on David Weekly, I went on Pulte, Raquel, and I want to know what do these floor plans actually look like with furniture, not with just some renderings, right? So I would take, and new builds, guess what? When you're in those model homes, they sell themselves because they look so beautiful and buyers can really imagine them living in them, right? So the next thing, number five, Last but not least, I would do a deal of the week. And this comes from my mentor Sharon. Find something you think in your market is the deal of the week and write an all text email about it. Don't put any pictures and send it to your list. Don't even put the price. Put reply with I want more information or reply with me. Something quick that people could reply to. And for bonus points, you can do a deal of the day on your stories or create a poll for engagement and remember, conversions all happen and start with conversations. So just a quick recap to jumpstart or level up your business. If you're starting from ground zero, or for some of you, you may want to just update some of these things to make sure your links are correct and that there's a way for your clients to book appointments or get in touch with you. Number one is build your database. List to a thousand people or add a thousand people to your database. Two is build or upgrade your social media profiles. Three is build or upgrade your Realtor profiles on the most common home buyers and home seller sites. And number four is find the new builds in your area and do property tours. And number five is pick a deal of the week and get it out to your email list, your database, or on social. my friends, I want to challenge you whether or not you need a jumpstart in your business. I would pick something on this list and 30 days. See what happens in the next few months when you need a jumpstart. Do the activities of studying the market or market to position yourself and do the activities consistently. See how many people you meet, how many conversations you can have when you are focused on very few things. And what's super interesting, I've got to tell you, is I actually showed a past client of mine who had parents that wanted to relocate here in Arizona a property. And when I posted that property, I must have had 30 DMs asking me about real estate or the property, itself And what that told me is you just need to be in action. I want to thank you all for joining me on this quick episode. I hope you found some of these tips insightful and helpful. Remember. You just have to take action when you want to shake things up.
