Today the Near Disney Dream Team is going to give you information on Kissimmee Florida new construction homes community of Cypress Hammocks. We will review two developers in the community and provide a tour of multiple model homes.  If you are a Florida real estate investor or are interested in moving to Orlando Florida near Disney World you should consider Cypress Hammock. 

Although finance rates for mortgages are high today, we do have great lenders who can talk to you about the opportunities that are there to put that money to work as well with the Heloc. We got a lot of people talking to us the same way saying like, well, hey, what's a good neighborhood in this area? Maybe you don't live near Disney, but maybe you want to get an investment property near Disney. Because seeing all of the statistics out there saying that this is the number one place in the country, Florida, where people are coming to move, they want to live here, they want to get into this sunshine.

Well, new construction, they give you a home warranty. Oftentimes they call it the builder's warranty, but once you get a tenant in there, you're kind of seeing that, well, they still got to call you if there's a problem. You're the middleman between the warranty and them. So what we always like to cover you with is when you buy with us, even in addition to your builder's warranty that you get when you work with us, we also buy you a home warranty and we write that into the contract. It's our promise and it's our gift to you so that we can kind of take care of the tenants. 

A lot of times even you see in some cases a home builder won't even, they leave the appliances up to you. They don't include them in the sale. They think like, well, you're going to get your own appliances. And so those will still need to be covered, which is part of why we do that. So to avoid you getting calls in the middle of the night, we just set up a system where you are. It's already kind of standard practice in a lease to say that anything a hundred dollars or less is the tenant's responsibility to take care of. 

What's so cool about the Kissimmee area part of central Florida, we're in Osceola County rather than Orange County where Orlando typically is. One thing that we love about it is that there's actually lower taxes in Osceola County than Orange County. People don't even realize we're going to say that a lot of the Disney properties are in Kissimmee. It's including Celebration, the town that Disney built where our home office is located. 

Delany has their own lender and there are 5,000 to $20,000 incentives available for a few of the homes. The great benefit is the H O A fees are low. Their homes are $71.50 cents a month, and the town homes are $249 a month. And the reason the town homes are more is because the whole exterior is taken care of. 

We show you the Hamilton model of the townhomes at Cyprus Hammock in the Landsea development. We have really large rooms in this unit. It's over 1900 square feet. It's three bedrooms, two and a half baths. The rooms upstairs, the bedrooms are beautiful.
