There's so much noise out there about generative AI and how much we can leverage it in real estate.  And what stands out the most to me is that it is important. More so now than ever that we make sure we are listening to people that are giving us good information. 

So don't buy the shiny objects, those useless chat GPT prompt packages, an entire 30 minute hour long class on how to use AI to create listing descriptions. This is bigger and you need to be informed. And empowered to be on the cutting edge of these tools that are now available to us all. So today our guest is Keri Sovey, real estate influencer, AI expert, consultant, podcast host.

Love her podcast. Keri's known for her. Innovative use of AI. I mean, truly she is innovating on the daily to drive success in all things business. And Carrie isn't just about listings and sales.  Carrie Sovey, welcome to the studio. I'm super excited to have you on the Reveal podcast today. Welcome. Thank you so much. And it's such a pleasure to be here. I just adore you and yeah, this is going to be a great conversation.

My favorite thing about doing this podcast is that it's really a great opportunity to get connected. And I always learned so much more about the guests. We haven't gotten to know each other well at all. We've showed up in a few communities and places having some good, deep conversations with lots of women.

But I haven't gotten to know you. So I'm super excited about this episode. And I wanted to start with Carrie. It is women's history month. So I wanted to commend you for the way that you're leading at our company as a woman, especially with some really amazing topics that are obviously really the sexy topics like AI and some really interesting things that are headlining topics.

Can we jump right into that and just tell me a little bit about as an entrepreneur. At what point did you say AI is something that I'm very interested in and I'm going to teach and show others how to apply it to their business? Did it just happen or was it something that occurred to you? Yeah. So basically I've been an agent licensed agent for almost 15 years now, and I have always generated business two ways, social media, and then my SOI.

And they are so intertwined at the end of the day, they feed back and forth into each other that I don't even know where they came from, which one came first, right? I have no idea, but that's how I've generated all of my business, my entire career. So I started when I moved over to eXp three years ago, I knew I wanted to coach social media because you're, we all scroll the socials and we're like, okay, I didn't see enough agents doing it properly to generate business.

There are a lot of agents online. Digitally, however, they're using it like as a secondary website or a portfolio as opposed to using it for business generation. So I'm like, I'm going to document what I do and just share it with as many people as I can. So that's how it started. And the one thing about prospecting on social media is it's a full time job.

It's like any other method of prospecting. And now you're throwing in an aspect that is maybe  uncomfortable if you're going to be on camera.  Pete, nobody is comfortable being on camera. Nobody is comfortable showing their lives to the world. And I feel like no matter how much content I create, I know sometimes I'm pumping out three videos a day, but I'm still not comfortable and I will use any excuse to put it off another day.

Okay. I'm just like everybody else. So  yeah. AI came out, I want to say a year and a half ago and I thought, how can I use this to make the digital marketing a lot easier and a lot more comfortable? And I'm a very focused person and research person.  So I just went down the rabbit hole.

Figured it out, had so much success in terms of comfort level and time invested changed significantly. And it works so well for everybody that I was coaching that I thought, okay, there's gotta be more to this. So I went down the rabbit hole further and figured out how to implement AI into your entire business.

And  stuff like this excites me. I'm a geek that way. If I can figure out a way to automate and build funnels and all kinds of cool stuff. So it was enjoyable for me to do. It was very time consuming, but it's obviously paid off and now it is my full time job to stay up to date on all of this new tech and AI.

I love this, Carrie. So Carrie, a couple of things that I heard there. One was that first you had clarity on not just what you wanted to focus on, but also how you were going to give back.  And I'm interested in, and then you decided, I want to learn everything about this so that I can become an expert on it.

And you put that into action right away, which was a lot of work. When we get clarity on what we want to learn or what we want to become better at and what we want to accomplish, we have to go behind the scenes and, like you said, like nerd out on this stuff. Read the books, study, research, test it fail, test it over and over again, and then find some success, create an outline of how it can be done, document your process.

Test it, and then actually train and teach others, which is the giving back part. What was interesting to me about what you said is though, you had clarity that you wanted to coach and train other agents on how to do it. When you began training others, tell us a little bit about how you may have learned a lot more.

About the subject when you started training, what is what's because I've been using social media like on autopilot. So anytime you coach or teach somebody something that you may come as 2nd nature to you. You learn quickly that you have to break it down and get back to the basics and build out the process on things that you may not necessarily pay attention to or really realize that you're doing right.

Yeah, it's a little bit different application for each person, right? And so you're learning as you train. And I, that's my favorite thing about giving back with any type of training coaching mentorship is I am constantly in a learning environment because of it. I love that. Yeah. Yeah. I love it Tell me Yeah.

Tell me more about the training with social media and how it's benefited your business to be giving back as a coach and trainer. My social media coaching quickly morphed into AI coaching for your entire business and then AI consulting. And I've been doing it with several brokerages and now I'm the official AI consultant to EXP at the corporate level, what we're working on.

Thank you. What we're working on right now is in the marketing department. So that's the first step and it's going really well, but yeah, giving back. Okay. I went through some soul searching. I want to say. Six or seven years. No, seven or eight years ago. No, six or seven years ago. I have no concept of time just to let you know me neither.

It's like 2027, 000 now. Yeah. Yeah. It amazes me that people can remember the year they graduated. I would not later for 20 minutes. But yeah, so I did some living in the present. I did some soul searching and I really got into meditation and really just let's start off by saying that I was operating in masculine energy, my entire real estate career.

Okay. That's where I want to start because that's where really all of this starts. And it was so  unnatural for me. Yes. I was a top producer. But I burned out really quickly. I wasn't happy. I wasn't satisfied with my life. And once I figured out that I needed to get in touch with my feminine energy in terms of business, I didn't really know where to begin because real estate is hunt and kill and, it's very much transactional.

Yeah. So I had to really look at what, how I could quickly get back into my feminine energy. And I was also raised by a professor, my mother's professor, and my brother is now a professor as well. And I just saw a professor of what?  So my mother was a professor. She was like a a coordinator, a provincial coordinator because I'm in Canada for early childhood education.

 Then she'd like, child psychology and that stuff too. But my brother is actually has a PhD in biostatistical mathematics. So he is a professor of that, whatever that is. He's a 10 year nerdiness and some servant leadership. And yeah, it was my quickest access into my feminine energy because your feminine energy is more like nurturing and welcoming and accepting.

And, I felt like teaching and mentoring would be the easiest way for me to get back to that. And I really, I found that I really enjoyed doing that. So I did more and Yeah, that's how it, that's how it went. Does that even answer your question? I don't even know.

It really did. In fact, I've learned some, I've learned something from you already. I work primarily with institutional investors and I've picked up, my natural way of my salesmanship and my style has always been like you said, like that masculine energy. I just had never heard anyone articulate it that way in terms of how to realign with your feminine energy in terms of giving back, but that makes a lot of sense.

It really resonates with me, especially just certain things that we pick up to, to bolster ourselves and appear to be stronger. And for example, cutting men off or ending conversations always. That's something that I do. That, it just happens that way. And it just little things in the way that we behave.

And then how do you turn that off when you're like almost programmed when you've been doing it for 10 years, right? So when you became aware of this, did you pick up on little nuances and things about yourself to be, did you become more aware of your communication style and how you had to maybe make some adjustments when you were teaching versus selling?

Yeah. So I became aware of it because there's a certain language that we use in real estate and it's very masculine. Kill it. I don't know. Maybe it's just me or the environment that I was around. Crush it. I still have to catch myself to this day. I'll start to use that. Yeah. I just and you have to be patient.

So it's really  opposite. Like teaching is the exact opposite skill set then  what I was operating and in sales, to be honest, like it was literally like just polar opposites and it's adjusting. I didn't, I had to learn patience to be honest with you. I'm a person who is very I like to work efficiently.

I think there's a right way to do things. I will do them myself as I have a lot of control issues around that. Yeah, so you, I really had to learn and grow. Oh, what's interesting is. I have that same, I wouldn't say issue. I had that challenge about midway through my first 10 years of real estate was, I was awake.

I grew up working hard. That's how my family was. My dad was a hard worker. So it was always, I could outrun anybody. I can outwork anyone. And I believe that was, directly tied to my success. And like you, there's the right way to do things. I'd rather do it myself. All of the dishwasher, otherwise it won't, the dishes will not be cleaned properly.

In business. But what I learned is that when I became excited about something that I was passionate about, I was willing to give up a little bit more control and I could justify why I needed to make a change. Yeah. Oh, I like doing this a little bit more. I want to learn more about this, but that means I need to free up time, but it wasn't until later that I really got into a little personal development and I even put my foot in that water and realize that.

Working smarter, not harder. You hear that all the time and I thought it still comes down to how hard you work. Oh, leverage. Okay. Leverage. I understand. Leverage. That's systems. Let's systemize some things that gives you a little bit of time back. But when you really can focus on it.

Only saying yes to the things that are directly tied to what you want and you have clarity on that. That's when you can really just turn into a, an animal of joy. I operate and say yes to things that bring me joy and bring me fulfillment and make money. So you found a way to do that through real estate.

My question is, Carrie, at some point, When you started doing the coaching and training, it probably wasn't as lucrative as it is maybe now. At first it was there any blind faith there that you had to say, Ooh, I'm giving up my time to be in production and make money to do this. Was there any bit of fear there that you had to push through?

No, I was manifesting my life, truly. Ah, I love that. And in my mind, anything that I decide that I want to do, I also decide that it will not fail unless I stop. And I am a very firm believer you cannot fail at anything unless you give up, even if your idea is shit, eventually long enough you'll learn the right way to do it.

So it's there's no failure unless you give up. It just, that's my philosophy. This is your practice. So what tips would you give to someone that feels  they hear you now they're driving in the car and they're saying that sounds great, but it doesn't work for me because we know that feeling unworthy or feeling or giving up.

It's a behavior, right? So what tips would you give to beat those to change those behaviors and give up on the manifest of our dreams? Transcribed You,  you are going to be correct at whatever you decide to be your truth. Okay. And if you are saying great, Carrie, that sounds all good, but like it doesn't work for me, then it won't work for you.

You are the maker of your own reality, your mindset. What you believe in your heart  is literally going to produce your outcome and your life. So I really got into meditation a lot. I'm not like crazy into it, but I learned a lot of concepts and I did a lot of, meditating and manifestation practices and.

I learned along the way that, it's not as easy as you think you have to, whatever you really want to do, you have to believe in it to a certain level that's psychotic.

Is going to force the actions with that will produce the outcome, right? You have to be obsessed  and curious. I love that. Iconically obsessed. That's great advice, Gary. It's so real though. So can you remember a moment or a person or a book or something that you had this realization that you wanted to learn more about meditation?

Yeah, I was in a really bad relationship. I was in a really bad relationship followed by a very bad breakup with an emotionally abusive person.  Who would literally torture me whenever I left the relationship. When somebody is torturing you emotionally and psychologically the only way to recover and get out of that crazy environment is to work on yourself from the inside out.

And so when you're starting from the inside out, we're talking body, mind, spirit. It's just a natural progression in my mind, right? Yeah. And meditation, these calls can always go anywhere, right?  I know, where are we right now? Are we on the radio about real estate right now? Yes, we are.

Because this is how we become successful entrepreneurs. It's interesting when you see, The, if you look at a timeline of at least what people are sharing when they become billionaires what do they have left to do? Become healthy,  live longer, right? . It's like reverse, right? So as entrepreneurs, if we can, at some point, unfortunately it's, we hit a wall.

We hear that a lot. Like it's the burnout. But as a new real estate. Agent, you're brand new in the business. The first thing I hear out of a lot of agents mouth is, they want the playbook. Hey, how do I do that? You sold, you've sold this much real estate in this amount of time. Can you tell me how to do that?

What would be your best advice, Carrie, for how they can get more aligned and get more clarity in the beginning so that they can actually be manifesting The right, the right for themselves. I haven't met anybody that's wildly successful who doesn't have a strong spiritual energy as well.

Okay. And the higher up the ladder, the more.  The more of it it's just, it's like the hidden secret. I feel like it's so weird. Everyone's looking for, I feel like finding who you want to model your success after and find them and. Get them on board somehow with sharing all of their, not just their playbook, but their mental habits, their spiritual habits, because it's a whole package, right?

And I feel like that would be my tip for anybody who wants to get into any business. And a really easy way to get somebody that's at where you want to be so open and collaborative is to number one, either be AXP or number two, offer them something of value. Yeah. Instead of going and saying, Hey, do this for me, do this for me, be like, Hey, I want to do this for you. 

And yeah, giving, and that kind of like selfless giving breeds more of that and you'll get that back in return. I want to bring up like another huge life hack that I literally just figured out in the last year. I'm late to the freaking bought off the price. The more you give and do without any expectation, the more you will get back.

I have never seen that not work. Like it's a hundred percent true. Had I known 10 years ago or 20 years ago that I just had to help absolutely everybody I came across. To live the life of my dreams. I would have done it by then,  but I think it's an I feel like a lot of these lessons are learned over experience and time and life lessons, right?

So I'm going to be thankful where you are. I'm thankful for them. Yeah. I think it's interesting when I came to eXp, I was really able to focus a lot more on giving back because I had time. Yeah. For example, giving up we had a small brokerage and giving up a lot of that stuff that keeps you up in the middle of the night, things that now we're able to systemize and leverage with the amazing teams that we have at eXp.

Nobody that I know in real estate could afford to hire the quality of people that work for eXp that support us every day. It'd be impossible. I would have never been able to make that happen on my own. Or I didn't want to that part too. And what's so amazing is like most people that meet me at exp when I meet them at events, unless they actually hear about my production, they don't even know that I sell a lot of real estate.

They're like, oh, you are the one that volunteers for the whatever. You know this, or you sit, you're the chair of one exp or oh, do you work at exp? , I saw you training, doing that class or whatever. But to be known for and by what you give and what you contribute versus, it, how much real estate we sell is not who we are.

And that gets a little bit tiresome. As a real estate agent, it's Oh, you're the top producer. You sell this, you sell that. It's but that's not who I am. And nobody sees you for who you are. And it can be lonely. But being at AXP, the experience has been so different. Because the way that they incentivize and they create this this environment where it just breeds collaboration, that's at a high level.

Yeah. Like even how you and I met, like we met in a chat talking about a really deep  thing. Yeah. Yeah. And I just got off a bunch of women. Yeah. I just got off a podcast with Michael Valdez and we were talking about, The same thing. And I was sharing my experience coming over to EXP. And I'm like, the one thing  that isn't easily explained is how everybody I've met at exp are such amazing people.

And I'm like, that is the law of attraction at work. Yes. Because it's not a coincidence that I've gone through 13 year, sorry, 12 years of my career, hating all agents to going to a brokerage where I haven't met one person that I don't like. That's not a coincidence that EXP is the brokerage where all of these amazing people are.

It's not. Yeah. And the ones, you meet one bad apple once in a while they typically leave. So yeah. It's so true. The law of attraction. Yeah. We learn so quickly. It's been fun to see people grow personally and professionally at this company. It just, in fact, I love to acknowledge people often at events and when I go up to them, it's not, Hey, you're amazing.

Sometimes it really what comes out of my heart is it is so awesome to see you grow,  right? People that I've seen on stage, maybe not even physically feeling or looking as great maybe not being able to really articulate yet how they did what they did or what they do. And then seeing them even just a year later, As like a polished speaker, feeling good, more fit.

And that's, for me it's transformational at EXP in terms of the holistic approach of being a happy and fulfilled entrepreneur, truly. And it's fun. The word came up today. I was with one of my personal mentors and coaches, and we were talking about the same principle. You're talking law of attraction.

We were talking about alchemy. Which I just love that word, right? But it's the, attempts to, you're exchanging gold for gold. And I wanted to touch on worthiness because I think a lot of times, one of the pieces of of that exchange and that attraction is also feeling worthy enough to make an ask for something in return when it's not.

When the time is right? There's that reciprocity and asking for mentorship from someone feeling worthy enough to call Carrie Sobey and saying, Hey, I, I can't afford coaching today, but I just have this one question. I wondered if you could help me out, or I really, I listened to your podcast and I, you were talking about worthiness and it really resonated with me and I have this problem and I wondered if you could give me some advice.

And I think that for me has been part of my journey is going full circle rather than just giving to everyone that wants to come behind me and accomplish what I've accomplished is to be, to know that I'm worthy to reach out to people that have accomplished what I'm looking to accomplish and to ask for help and support.

What could you add to that or advice could you give everybody struggles with that, and I think that's why it's so important to be at a brokerage like eXp because, we're all going to have internal struggles around self worth and identity, right? It's just, it is what it is. It helps to have people around that show and tell you that you are worthy all the time.

And that's something that you do get in our brokerage, but that does help. But that being said, like I built a business.

I basically learned AI from the ground up. I spent all of my time on Reddit and discord, which are like, if you don't know what it is, it's like nerdy little groups of people just and I am self taught a hundred percent because I got into this. From the ground up of no code AI, right? So not one AI has been around for years.

Okay. But it was mathematical and computer language. Okay. I'm talking about no code AI first LLMs like chat GPT a year ago, November. Large language models for anyone wanting to catch on to that.  So I'm self taught. There was zero formal education around it and the education around it right now.

Is it still very minimal? So I was like, okay, I'm coaching people and it's going great. And I have a friend who's a developer in the AI space and I'm like, and I get my first AI consulting contract. Okay. It's with another brokerage. And I'm like, I call my developer in a panic and he like does development for Microsoft and shit.

And I'm like,  Oh my God. What am I going to do? Do I know what I'm doing? Like how I'm going to go in there and they're going to give me a stack of cash. Am I even, like, how do I know I'm adding any value? Like I went on a complete imposter syndrome party. He's I think you're on the phone with someone else.

I'm your developer. Yeah. And I'm like, And he stopped me and he said, this is natural. You've grown so quickly. This is going to happen. You're going to have times when you're having imposter syndrome. It's not easy for you to come out of it because there's no formal education around your expertise.

So I'm going to ask you a series of questions. And he did that. And one of them was. How many coaching programs have you sold and how many P agents are you coaching and what's the feedback and he said, have you ever had any complaints and I said, no, and he said, that's it right there. You don't have a degree because there is no degree. 

But you have this and let me tell you about human nature and how people like to complain for their money back. So the amount of coaching and the fact that you've never had any complaints, it makes you more qualified than in educational degree. In my mind, and I'm like, Oh, thank God, He was amazing.

And yeah, he was amazing in that scenario and the way he supported you. That was great. Yeah. And we're always going to have those times. Just make sure you're around people that want to support you. I've also had some times around people who did not give me the best advice. I remember being on stage and delivering and okay, everyone needs to understand this about me.

It's okay. I was terrified of public speaking, terrified. I almost started stuttering every time I went on stage. The first couple of times I'm finally in a good place. I had a seasoned speaker tell me that. I look bored and insulted to be up there and a whole bunch of other stuff. And wow, the next day I was scheduled to be on stage beside Glenn Sanford.

And I'm like, I went into pure panic mode. Like I was crying. I'm like calling, like I called my most supportive people in my life. And they were like, listen, you were chosen for your role by leadership. They know how you teach, forget anything everybody else says. You're going to have supportive people and you're going to have not supportive people.

And unfortunately, not everybody's going to have your best interest at heart, but if you're at AXP, you're probably on the right path. Yeah.  You have to choose what.  Like many people told me not to do the podcast or like that detracts from what you're trying to accomplish. And the best coach and mentor that I've ever had said to me, just I just want to be a mirror to you and you need to decide and say with conviction what you do want to do and what you do not want to do.

And if you want to do it, then you need to quickly do it. And That's what true mentorship should look like, right? So chat to BT is what a lot of agents hear about. And generative AI. I wanted to ask you, since you were on the topic of someone interviewing you with really good questions, what tips could you give an agent that doesn't have the best conversation partner and how could they use generative AI like chat to BT as an example to help them work through a problem Or do you need to correct me?

Did I say something incorrect? No, this is a great freaking question. Okay. And you can give me a brilliant idea. This weekend, Easter weekend, I'm going to build a custom AI bot that will help guide you with emotional support and mentorship advice. And that's what I'm going to build. And anybody listening, give me a week,  reach out to me on social media, and I will share it with you for free.

Okay. Because I think everybody should have some kind of positive reinforcement and guidance in their life. Or to help you work through the problem. Yeah. And it needs to be, like, deeply personal questions. Because the way I understand it, generative AI is trained to give you a very basic, generic answer.

Maybe first answer. So you need to give it lots of context. One of the things that I've trained my team to use is to use a word doc. Maybe you have a better idea, a word doc where they can use the voice to text so they can just spill the beans, give it as much context as possible. And then I ask it to ask me questions to help me think, further into the question.

And it's really helped me a lot.  I have the best tool. I have the best tool for you. I'm so excited. . Everybody needs to get this tool right now and write this down. If you remember nothing, write this down. This is great. This is great. This is exactly what you mean. It's called stilo.

ai. S T I L O. Somebody else gave this to me. This isn't an AI powered journaling. Okay. Because it will, it is trained to dig deeper and ask you deeper questions. It will remember and ask you about those things going forward. It will advise you. This is everything that you're talking about. It's already built.

I don't need to build it. Steelo. Oh, I love that. I was talking to a good friend of mine, LaShawn Peterson Jackson in Detroit, Michigan. She's an EXP team leader. And I had asked her to tell me about her dad. And she was telling me about her dad because it was her dad's heavenly birthday that she was wishing him on Facebook.

And that communication tip. Ask people questions. About things that matter to them. Great way to build deeper connections with people. And she was talking about how he had great affirmations and said great affirmations to her. Even when, as she was older, like you're, you're worthy, you're amazing, whatever they went and not quoting the ones that she shared, just you're amazing.

You deserve everything that you have. You're going to accomplish great things. You're going to change so many lives. We don't always have that person in our life. Like at one dark point in yours, Carrie, you didn't have that, maybe that person in your life, especially the one that you were in a relationship with.

And it's hard to get there sometimes with yourself, right? To be that person, to be in the mirror in the morning, like staring at your face, like Mel Robbins would be like, yeah, just look at your face and say amazing things. Like we're not all there.  Sometimes. So I know it sounds cheesy, but I really think having a conversational partner, like what you're talking about, you can really use chat TPT to help heal yourself from within.

Yeah. Cause that's super cheesy. I believe it. No, you can use AI for anything. Like I use it for everything. Honestly, I use it for everything. And not listing descriptions. Not once. If I see one more class where all they talk about is listing descriptions, I'm going to freak out. Shut it down. Is that bad?

It's helpful, but let's move past that. There are other things. Yeah, there are that's so funny you said that. I got so sick of it. A like agents using chat GPT for listing descriptions. Cause I felt like there's no point, the amount of information you have to type in, just write the thing, your damn self.

So I write it takes two minutes  that I literally created a custom GPT where all you do is upload the pictures of your listing and type in the address and it will generate everything for you. It analyzes the pictures. It searches the neighborhood for amenities. I love that. To be fair, that's helpful.

That is helpful. I will tell you I sell really shitty houses usually expensive Beat up houses often and so what I found is that I need to train a whole bot on how to not Add fluff to houses. I tone it down. That's the beauty of AI. You can now customize it. So what I do, priming, right? The level is at the consulting level.

What I do is I I build custom bots for teams and brokerages so that they can turn their specific customized needs into a bot that they don't have to feed a lot of information into, but yet the quality of the output will be across the board always at a certain level. So turning your SOPs into custom GPTs.

Your repetitive tasks and the custom GB. I love this. This is like my favorite. Like I do it. My, I know you're like, we're getting excited. I love it. We'll wrap up with this. You either want to collaborate on or a problem that you're looking to solve as an entrepreneur this year where somebody might have that answer for you out there. Okay, so I've made it my mission for the rest of the year to find a handful of women within our company. That wants to, and is passionate about AI and wants to learn it because I need help consulting and it's time to start training everybody else so that they can, I love this. 

Yeah.  I want to be after. Yeah, I want to build up as not as many women as I can because the women in my life at EXP have done the same for me. Oh, that's amazing, Carrie.
