The Good Neighbor Podcast. Are you in need of a great home and apartment? Surprisingly, it might be closer than you think. Today I have the pleasure of introducing your neighbor, Armando Olivares, from Holmes Logic Real Estate. How are you today, Armando?

Very well, Liz Doing very well. How are you?

Great, thank you. We're excited to learn all about you and your business. So tell us about Holmes Logic Real Estate.

Speaker 3:

Absolutely, Liz. First off, thank you for the opportunity to make it on this podcast. I'm Armando Olivares, local real estate agent with Holmes Logic Real Estate podcast. I'm Armando Oliveros, local real estate agent with Holmes Logic Real Estate. We are a brokerage based out of downtown Springfield. To make listeners more aware of where we're located, we're located at the Mass Live building. If you've ever driven downtown Springfield, you know exactly where I'm talking about. We're on the 11th floor in suite 1108.

That's fantastic. How did you get into the business?

Speaker 3:

Yeah, so I mean, I've always been intrigued by real estate, even my late teenage years, always wanted to learn more about it, always had the full intention of taking the exam and becoming licensed in Massachusetts. I actually took the exam I believe it was like 2014 or 15, but then they allow two years for you to take. Excuse me, I took the course and then they allow two years for you to take the exam. You know, life happened. I exhausted those two years, so I had to retake the exam and that's when I was finally licensed. So in 2021, my partner and I bought our first rental property in Chicopee and then, a year and a half later, we were able to purchase our second property.

Speaker 2:

You stuck with it. That's what you got to do. Just keep with it, for sure. What are the myths and misconceptions within the real estate industry?

Speaker 3:

Yeah, great question, Liz. I think the two most common misconceptions is number one you need 15% to 20% down to purchase a home. There are many different programs that allow especially first-time home buyers, to purchase their first home with little to no money down. The second misconception, I think, is that, you know, some people think they don't need a real estate agent. They think it's a waste of money or it's just not a real necessity. In fact, I beg to differ. I think that we're people that are constantly negotiating in the current market and we know the current trends and we know how to get past certain hurdles. So I think a common misconception is that you don't need a real estate agent.

Speaker 2:

Absolutely Personally. You need a real estate agent Outside of work. What do you do for fun?

Speaker 3:

Yeah, so fun fact I've been actually dancing salsa since I was six years old. I competed on a national level, starting at 11, 12 years old. I've done some dancing overseas representing the city of Springfield, so that's something I like to do outside of work, as well as just volunteer and mentor the younger generation.

Speaker 2:

That's amazing too. I mean to be able to keep up with the salsa moves and learn the choreography. That's fantastic. Let's change gears for one moment, Can you describe one hardship or life challenges that you rose above and can now say because of it you're better and stronger? What comes to mind?

Speaker 3:

Yeah, no, absolutely Liz. So as a young person, a young guy I was absolutely surrounded in my early teenage years by just the wrong crowd. Typical city kid going to Springfield schools I found myself hanging with the wrong crowd. In my early teenage years. I found myself in a pickle where it just really allowed for me to grow as a person, as a young man. I became a father a little over two and a half years ago. So after my teenage years I was really able just to understand that life really allows you to learn in many different ways and it's either good or bad, but you can learn right. It's never a loss, it's a lesson. So I think, as a young man, looking at my young man self let's say 14, 15, 16 years old, young, ignorant, excited about life and looking at me now, at 30 years old, I'm just very excited for my mindset, my growth mindset. The people that I'm currently surrounded by and just the challenges that I face in my life have definitely defined who I am today.

Speaker 2:

Absolutely. Growth mindset is what it's about staying the course and continuing to grow and move forward, and congratulations on that. What is the one thing that you wish our listeners knew about? Holmes Logic Real Estate.

Speaker 3:

Yeah, I mean. So Holmes Logic Real Estate is a smaller brokerage right, we're about 15 agents in our brokerage, very tight knit community within the office. Right now in the city of Springfield there's actually a new construction condominium project that's happening in downtown Springfield, particularly the south end of the city. These are absolutely brand new construction condos that are going to be sold for under market value and they're particularly tailored to first time home buyers. So there are specific rules and regulations. Holmes Logic Real Estate is the selling brokerage for these brand new condos.

Speaker 3:

The first round of these condominiums are going to be sold um come August. It's a lottery style, so you do have to apply. Lottery is at random Um, and Holmes logic is the selling agent for those condominiums. So if anyone has any questions about that project, definitely reach out to our office. We'd be more than happy to help. And if you're a buyer, if you're a buyer, so we have specific agents that are on the seller side that are representing the condominiums, but then on the buyer side. Here's where I come and I tell the public listen, if you're in the market for a condominium and you're looking to live in it long-term and you're a first time home buyer, I think that the Gemini condos and the city of Springfield is a great option for you and I'd love to help.
